EPC Band E

Camelot Barn is believed to have been converted circa 2000 and has over the years evolved to create some spacious, varied and flexible accommodation that can be used in any number of ways. The property has warm local stone elevations and is positioned/orientated to take full advantage of both its southerly aspect and some wonderful views towards Cadbury Castle. The result is a warm house that naturally benefits from the sun during much of the day while the property has been equipped with underfloor heating, both upstairs and downstairs, powered by a LPG boiler.

The ground floor accommodation is arranged with a vaulted hallway setting the scene on entering the property off which the sitting room is accessed to one side, the integral garage to the other and a utility room to the end. The sitting room has a focal point of a stone fireplace equipped with a log burner style gas fire beyond which is the kitchen which is a particularly attractive room that has a fully fitted kitchen to one end and a seating area to the other. The kitchen has been fitted in some style with an array of floor and wall mounted units and cupboards with granite work surfaces over with space for a range cooker and integral appliances that include an American style fridge/freezer and a high spec dishwasher. From the kitchen double doors open out into a conservatory and is organised both to be used all year round and to take in the views to the south while to the end of the kitchen a door leads though to a back hallway from which can be accessed both a bedroom and a bathroom equipped with both a double sized shower and a Jacuzzi bath. From the back hallway a spiral staircase leads up to a second bedroom while off the sitting room there is a second staircase which leads up to a principal bedroom that has an en-suite bathroom. In addition to the accommodation in the main body of the house to the left hand side of the property there are two stand alone units one of which has been organised with a living room, a bedroom adn an en-suite shower room while just in front of that building there is a fully insulated high spec summerhouse that could also be used as additional living/bedroom space if required. The integral garage also provides further storage space and is equipped with electric up and over doors while to the right hand side of the property there is another outhouse that has been converted for use both as a gym and twin dog kennels.Camelot Barn is believed to have been converted circa 2000 and has over the years evolved to create some spacious, varied and flexible accommodation that can be used in any number of ways. Camelot Barn lies on the ridge that runs to the east of North Cadbury towards Wincanton in the wonderful rolling countryside to the north of Cadbury Castle. The historic Abbey town of Sherborne and the local regional centre of Yeovil lie to the south with a pretty town of Castle Cary to the north and between them provide an excellent range of cultural, recreational and shopping opportunities. Sporting, walking and riding opportunities abound within the area with golf clubs at Sherborne, Yeovil and Wheathill and many walks to be had from the village itself. The region is well known for both its public and privately funded schooling while communication links are outstanding with main line stations at Templecombe and Castle Cary link directly with London Waterloo and London Paddington respectively while road links are along the A303 joined at South Cadbury.

Much of the exterior is organised to take full advantage of the views over local countryside with a huge paved terrace that runs the width of the front of the property providing a large sun terrace outside living area of the house that takes in the sun for much of the day and access to the garages to the other side. Below the terrace the gardens sweep away and are for the most part laid to lawn and enclosed by a mixture of wall and timber fencing. The access to the property is along a private drive that sweeps around the front of the main body of the garden with an imposing set of wrought iron gates flanked by brick pillars creating a fully enclosed secure area for the house. There is a second garden behind the property that is planted to a number of fruit trees and a useful outhouse ideal for garden tool storage while to the south west side of the front of the garden there is a rectangular strip of ground that would make an ideal site for a vegetable garden or perhaps chickens screened from the house.
