By the time you've taken the tour from top to bottom you'll have forgotten you're standing in a traditional thirties detached house rather than an exclusive Penthouse suite somewhere or other. For this is no standard, run of the mill refurbishment of what was a considerably dated property of just a couple of years ago, but rather a sumptuous, chic, remodelled and redesigned luxury home of which the outside garden plot plays a significant role....

So put all preconceived ideas of 'traditional' away for a moment and think very contemporary, very new - although in fact you could argue that this is better still than 'new build' too.

And it's in the garden where we'll start our introduction to this mouth watering combination of extravagance and family living. For out at the rear of the house is a significantly large garden which can be simply described in two parts. Firstly comes the acres of beautiful newly laid Indian sandstone that runs deep around the house and for that encourages family and friends to step out and appreciate from either one of three sets of patio doors.

Over to one side is a refurbished 'Garden Room' with new roof, gutters and pvc windows, awaiting your conversion into the studio, bar, workshop or just up market Wendy House you've always wished for...Then there's the lawn. This is a chunk of neat lawn that perhaps on our photo slide show doesn't look as big as it actually is, given the expanse of patio. But it's great kids space; room for the footie goals, the trampoline and more besides.

The Indian sandstone finish also runs around to and in front of the rear side of the converted garage. This room is fab. It's a attached to and has access from the main house. It's another great 'do what you will with' room. Gym, playroom, office or just storage - the latter would be a shame, given the interesting and pleasant design of the room, never mind the brightness ( pvc picture windows either side, bi-folds to the patio).

It also has a down light system integrated within the vaulted ceiling for evening use too. Of course with bi folds open, the garden and patio becomes an extension of the 'playroom' for the children, should you choose it to be so. This leaves the main house less prone to attack by the children and thus retaining it's elegant, minimalistic cool self. That's the plan.

So, from the very first step you lose the impression of the original traditional design plan of the house, completely. At least, we did. Let yourself be swept away by the composed calmness and sophistication, of the simplicity of every room. And of course the very first adaptation is of the open plan style of what was already reasonable hall space together with the front reception. For us this is our second favourite 'room' of the house.

Glide on through to the rear of the house and into the second reception room. Note straight away the depth of the garden from her; the amount of natural light too (For the rear of the house and for that the garden, all face due south). This is a charming room with two simple yet affective arched windows to the west side of the room and a wide splayed bay opening to the rear.

Yes, you've guessed it, the kitchen wins our vote for the best room. For visual effect, for practicality, for space. Oodles of solid granite work space and a complimentary central island for somewhere to entertain your friends. And of course the latest appliances integrated too including twin ovens and microwave. Basically a place to show off, as well as to prepare the best of meals...

There are four bedrooms, two large doubles and two large singles serviced by a rather nice combined bathroom. And if you felt the need for an en suite, then there's perhaps room in the 'master' bedroom to the rear of the house, a room with the best of views down onto the garden. (There is also an attic room above with a dormer window offering extra, useful storage).

Summary - The refurbishment programme of this fine house began just under three years ago. The significant 'heavy duty' differences were carried out to the hall, to the access and conversion of the garage along with the installation of cloakroom facilities between the hall and garage and to the widening of the breakfasting area of the kitchen. The house was re-wired re-plumbed, re-plastered . Much more besides was executed to create this thoroughly contemporary of interiors and we sure the schedule of works can all be discussed during or after your view.
