Hilton

Hilton is an idyllic village, located approximately 11 miles from Cambridge, 3 miles to the south west of St Ives and 6 miles to the south east of Huntingdon, with a population of just over 1,000 persons. The village is extremely popular by virtue of its appealing environment and proximity to Huntingdon and Cambridge. It well known for its turf maze which is a visitor attraction. The village is characterised by a variety of residential property types ranging from large country houses to quaint thatched farm houses and smaller cottages, all interspersed with more modern dwellings. A full range of social leisure, schooling and other facilities is available at nearby St Ives, which itself is an appealing market town.

Location

The plot is located in Graveley Way, which is a road within the village leading west from the High Street/Potton Road crossroads close to the village centre. The properties along Graveley Way vary from character buildings to more modern estate type developments. On the south side of Graveley Way there are ponds and a village green that create a pleasant rural setting and outlook.

The Property

The existing building on the site, which is known as Cedarn Cote is a small timber built single storey property. It sits behind an established hedge and benefits from attractive planting along
the road frontage. The site has an area of approximately 0.081 ha (0.20 acres) and has a frontage to the main road of approximately 18.5m (60'). This frontage is large enough to accommodate the development of a decent size detached dwelling. The property is located outside the Hilton Conservation Area though its proximity to this will mean that the Planning
Authority will be keen to see a high quality of design for the new dwelling. The overall position of the plot is excellent with numerous impressive mature trees in the immediate vicinity.

Planning

A planning appraisal has been undertaken and this identifies the potential for the existing wooden dwelling to be redeveloped with either a single dwelling or possible a pair of semi-detached
houses. As a result of this, a pre-application planning enquiry has been made to Huntingdonshire District Council's planning department. This enquiry has been supported by an indicative site layout plan showing how a five bedroom dwelling with a gross internal built floor area of approximately 2,500 sq ft (excluding garaging) can reasonably be accommodated on the
plot. The response from the Planning Authority to the pre-application enquiry is positive and the property is now to be sold on the basis that the purchaser will be able to draw up plans and
submit its own planning application.

Services

It is understood that all mains services - water, electricity and telecom supplies are already connected to the existing building on the site together with mains drainage connections.
Prospective purchasers will however be expected to satisfy themselves as to the availability and adequacy of the supplies by making their own enquiries to the relevant service company/authority.

Information Pack

A brief information pack is available upon request. This provides various documents including title information from HM Land Registry, the planning appraisal and copies of correspondence with the planning authority together with associated plans.

Basis of Sale

Whilst the vendors preference is for an unconditional sale, offers on a conditional basis (i.e. subject to planning permission obtained for the redevelopment of the site) will be considered
on their merits.

Guide Price

OFFERS ARE INVITED - GUIDE PRICE: 295,000*.

Viewing

Prospective purchasers may view the property without prior appointment, but should carry a set of these details to hand. Parties wishing to view the building internally should make an appointment with Sole Agent - Barford + Co - 01480 213811. * Where a guide price is quoted, the Vendors instructions are to test the market and allow the price to be determined by purchaser demand. Accordingly, whilst it is possible that the successful offer may be less than the guide price, it may, depending upon the strength of interest, be in excess of the quoted figure.
