Description
Bruce and Co. are privileged to offer for sale this extremely well established and unique business located in Speyside on the famous Malt Whisky Trail. The Mash Tun is a beautifully presented traditional whisky bar, with recently renovated themed letting rooms.

The current proprietors have owned the business for the past 9 years and have reluctantly chosen to place the business on the market as they plan to relocate.

The business is presented to a very high standard and benefits from much repeat custom from tourists from all over the globe, who regularly return to The Mash Tun time and time again. The business also receives support from the local community.

The Mash Tun receives exemplary TripAdvisor reviews from previous guests and has been awarded a Certificate of ‘Excellence’ in 2013. Marketing is carried out through the business’ own informative website www.mashtun-aberlour.com in addition to support and custom from the Private House Stays website.

Situation
The Mash Tun is located in the village of Aberlour in the Speyside District, in the Highlands of Scotland. The village, though small, has been made famous by much of its produce. For instance Walker's Shortbread is something most people will recognize in many countries around the world. Another product that is well known by many is the Aberlour single cask malt whisky, also known as Aberlour A'bunadh. The Mash Tun is positioned on the banks of the River Spey and the village of Aberlour is situated in the heart of the famous Malt Whisky Trail.

Building Internal
This unique and traditional brick property was originally built in 1896 by a Sea Captain, who instructed a marine architect to design a building which resembled the shape of a ship, and this is still evident today.
The building was formally known as ?The Station Bar? as the property is positioned next to the old Aberlour Railway Station which is no longer operational. A statement in the title deeds made by the owner from 1963 confirms that should a train ever pull up at the station again then the pub may be re-named again as ?The Station Bar?.

The property can be entered either from the main front entrance or a separate side entrance. The traditional bar runs almost the full length of the building on the left hand side on entrance via the front door. The bar area, and indeed the entire property, is tastefully and traditionally furnished with traditional wooden tables, chairs and bar stools.

The bar offers an expansive collection of whisky, including the world’s largest collection of the Glenfarclas family cask, which is on display and we are advised is available to drink by the dram. The business benefits from a fully equipped commercial kitchen located behind the bar.

Letting Accommodation
The Mash Tun offers 5 luxurious letting rooms each individually themed and named after famous whisky distilleries: Glenfarclas, Glenfiddich, Macallan, Glenlivet and Aberlour. The rooms are elegantly furnished and beautifully decorated with en-suite facilities. Each room features a double bed (with the exeption of The Macallan room which is furnished with 2 singles) and all have tea and coffee making facilities, a television and free Wifi access.

The Aberlour suite is extremely spacious and can easily accommodate a family. All of the rooms enjoy splendid views across Speyside and the River Spey and offer unique features, with The Glenlivet Room benefiting from a roll top bath and The Macallan room offering views over the Macallan distillery.

Owner's Accommodation
The owner’s accommodation is accessed via a separate entrance at the rear of the property (although can also be accessed from the side entrance of the bar). The accommodation consists of 3 spacious double bedrooms, with 1 located on the ground floor and 2 on the upper floor, 1 of which is an en-suite bedroom of the property. There is a large bathroom featuring a Jacuzzi bath, living room area and kitchen / dining room. The entire apartment is extremely well presented with modern décor throughout. The owner’s accommodation also benefits from a rooftop garden with decking.

Building External
The outside appearance of the building from the front resembles a ship as originally designed. The property is straight to street and there is a large car park to the rear of the property along with an outside seating area / beer garden.

Services
The property has mains water, gas, drainage and electricity.

Licence
The business trades with the benefit of a full licence.

Accounts
Trading information will be supplied to seriously interested parties after viewing. Stock in trade will be additional at valuation.

Summary
The Mash Tun offers a truly unique opportunity to purchase an extremely successful and well established business. The property is in immaculate condition in the heart of the malt whisky trail and presents buyers with a real lifestyle opportunity in this renowned highland village.
