Full description

Tenure: Freehold

A Victorian farmhouse, detached coach house and outbuildings with beautiful views, set in 1.8 acres.

Claydons Hall is situated on the outskirts of East Hanningfield, which is a pretty village lying about 6 miles southeast of the city of Chelmsford. The village has a public house, a highly-rated Italian restaurant, a village hall and a primary school. The nearby city of Chelmsford provides an excellent range of amenities including a bustling shopping centre, three superb private preparatory schools, two outstanding grammar schools, a well known independent school (New Hall), a railway station on the main line into London Liverpool Street and access onto the A12.

Claydons Hall is a very attractive Victorian farmhouse which has never before come to the open market. The accommodation includes six double bedrooms over two floors, a dressing room accessible from bedroom 2, a first floor bathroom, a sitting room, a dining room, a kitchen/breakfast room with Rayburn, an adjoining second kitchen, a cellar, a boot room and a ground floor cloakroom. The property has fine proportions with 3m high ceilings downstairs and 2.5m upstairs, and many of the rooms enjoy a dual aspect with large uPVC double glazed sliding sash windows framing magnificent all-round views of the surrounding countryside beautifully. There are some lovely original features throughout the house including the fireplaces, deep skirting and doors, Victorian stained glass in the front door and the tiling on the hall floor, but it is in need of some modernisation.

The house enjoys a right of way over the unmade road leading from Back Lane. The curtilage of the property extends to approximately 1.8 acres and the house sits towards the middle of its plot behind a 120 ft carriage driveway and established horse chestnut trees. A number of very attractive outbuildings, including a detached two-storey coach house, a former 'wash house' (also detached) and a brick stable with adjoining outhouses, are situated to the north of the property and a large paddock, currently very overgrown and enclosed by a mixture of hedgerows and mature trees, lies beyond.

Mains water and electricity. Private drainage. Oil fired central heating.

Strictly by prior appointment with the sole agents Savills.

Square Footage: 2,791 sq ft
Acreage: 1.8 Acres

Directions (from Chelmsford)
Proceed south on the A1114 dual carriageway and continue under the A12 taking the first exit towards Howe Green. Continue up the hill taking the first turning on the left onto East Hanningfield Road. Proceed for just over two miles and as you approach the village turn right onto Back Lane. Continue along Back Lane for approximately 0.3 of a mile where the entrance to a private unmade road will be found on your right on the left-hand bend. Continue along the road for about 350 yards and the house will be seen on the right-hand side.
