Location

Forfar, the county town of Angus, provides extensive shopping, primary schooling at the nearby Strathmore Primary and secondary schooling at Forfar Academy, a leisure centre, a swimming pool and business facilities. Private schooling is found at the High School of Dundee.

Angus is well known for its range of outdoor pursuits. Fishing can be taken on the North and South Esks. The Angus Glens provide some of the best hill walking in eastern Scotland, and there is skiing at Glenshee. Loch fishing is available locally at Rescobie. As well as the local golf courses at Forfar and Kirriemuir, the championship courses at Carnoustie and St Andrews are within easy driving distance. There is a golf driving range on the northern edge of Forfar. Pleasant sandy beaches include those at Lunan Bay and at St Cyrus, which is a Nature Reserve. Locally there are fine walks up Balmashanner Hill.

The A90 provides fast access south to Dundee, Perth and central Scotland, and north to Aberdeen. Both Dundee and Perth provide all the services expected of major cities, while Edinburgh and Aberdeen are also within reasonable driving distance. There are east coast mainline railway stations at Arbroath and Dundee, with a sleeper service. Both Aberdeen and Edinburgh airports provide a range of domestic and European flights and there are services from Dundee to London Stansted.

Description

Wheatlands occupies an enviable, elevated position within Forfar, on Hillside Road, which runs parallel to Lour Road, but has the benefit of no through traffic. It is immediately adjacent to Reid Park and enjoys extensive views over the town and north to the hills and Angus Glens, and also south to Balmashanner Hill. It is within easy reach of both the town centre and the A90 dual carriageway. It is a most attractive and well presented house, which dates from the mid 1930s, and still retains much of its period features and character. It was designed by an Edinburgh architect, for a local business man, and is harled with a slate roof. Wheatlands was acquired by the sellers in 1989, who added the sun room in 1996, and who more recently fitted a new combi boiler in 2015. The house is fully double glazed and benefits from mains gas central heating.

Wrought iron gates open onto a gravelled drive which leads past the garage and up through the garden to the house. There are parking areas at both the house and the garage. A double glazed door opens to the sun room which has wooden display ledges, two wall lights and a tiled floor. Original storm doors and an inner glazed door open to the hallway which has a cornice, understair storage cupboard and stairs to the first floor. Accessed off the hallway are the sitting room, dining room and the dining kitchen. The well proportioned sitting room, which was originally two rooms, has a cornice, arch, recessed shelving and an open fireplace with wooden mantel and marble surround which currently houses an electric fire. The dining room has a cornice, two wall lights and a corner fireplace with stone mantel and surround and with a gas fire. The fully fitted kitchen has wooden wall and base units incorporating a sink, NEFF dishwasher, NEFF four ring gas hob with extractor hood, NEFF oven/grill and NEFF microwave. There is a breakfasting area with a wood burning stove together with a large walk in shelved cupboard. A further door leads to the rear lobby with back door to the garden, door to a walk-in shelved larder and another door to the utility room. This has fitted units, a Valliant wall mounted boiler, clothes pulley and is plumbed for a washing machine.

From the hallway a staircase with wooden banisters leads up to the first floor landing where there is a walk-in shelved linen cupboard and a hatch with attic ladder to the partially floored roof space, providing useful storage. Bedroom 1 has a connecting door to the additional bedroom/dressing room, and has lovely views over Reid Park, Forfar and to the hills beyond. The bathroom is partially tiled with a bath with shower over and tiled surround, pedestal wash basin and WC. There is also a separate WC with wash basin. Bedroom 2 is currently used as a study but could also be a dressing room or a child's bedroom. Bedroom 3 has views up to Balmashanner Hill while bedroom 4 has a corner wash basin, fitted shelved and hanging wardrobe and again has views out over Forfar to the hills beyond.

Immediately behind the house are harled outbuildings, with a corrugated roof, comprising a garden store and a further store with electricity. At the bottom of the drive is a double garage. This is brick built and harled, with a corrugated roof, concrete floor and two up and over doors. It also has an electricity supply.

The garden is enclosed on two sides by walls and on the remainder by hedging. It is mainly down to lawn with shrub borders and a rockery and has gravelled seating areas, to make the most of the views.

Square Footage: 1,957 sq ft
Acreage: 0.45 Acres
