he Chocolate Box is situated between the new A92 dual carriageway (linking Dundee with Arbroath) and the coast at Easthaven. Easthaven is a small community on the Angus coast between Carnoustie and Arbroath. It is the oldest recorded fishing community in Scotland, celebrating its 800th anniversary in 2014. In 2018 the Open Championship will return again to Carnoustie. It is also one of the three courses used for the annual Dunhill Links. In addition there is the Burnside Course at the Buddon Course which opened in 1979.There are a number of other fine links courses in the area, including Barry and Monifieth. The courses of Letham Grange and St Andrews are also within easy driving distance.

Carnoustie is well served by shops, business facilities, a leisure centre, primary and secondary schools. Private schooling is available at Dundee High School. There is a railway station at Carnoustie and mainline stations at Arbroath and Dundee, with services to Aberdeen and to the south. Dundee provides an excellent range of shops and professional services, together with good leisure facilities. It is an established centre of excellence in education and life sciences, and has renowned cultural facilities. Completed in October 2004 the house boasts a number of unique features. Externally it has a mixture of stone, wet dash and timber boarding finishings, together with slate and pan tiled roofs. Internally the house has been completed to a high specification. There is under floor central heating on the ground floor and the spacious and well laid out accommodation is ideal for both modern family living and for entertaining. Particular features within the house include panelled, African themed doors and feature wooden banisters. Bespoke lighting creates an atmospheric effect at night. In the last few years high quality hardwood flooring has been fitted to the stairs and to the first floor landing. The master bedroom en suite has also recently been refurbished. There are views out to the North Sea and the Bell Rock, particularly from upstairs. From the dining room a door gives access to the bedroom passageway which has African themed doors. Off this are bedrooms 1 and 2 which both have en suite bathrooms. Both these have baths with tiled surrounds and showers, together with pedestal wash basins, WCs and tiled floors. Bedroom 2 has fitted fibre optic lighting and both bedrooms have fitted wardrobes. From the passageway a door gives access to the rear lobby which links to the double integral garage. Back stairs with a wooden handrail lead to the games room which has downlighters, fitted seats and display shelves, pool table and a further African themed door to a shelved cupboard. An opening leads to the office area and the movie/TV room.

The front stairs, with low level lighting, lead from the hallway and split into two landings. A galleried landing overlooks the family room below and has Velux roof lights, downlighters and a door to a useful storage cupboard. Double opening doors lead to the living room which has downlighters, display alcoves, a raised fireplace with marble hearth and brick surround and full length windows allowing views to the North Sea. French doors open to an enclosed balcony with wooden flooring and downlighters. A further galleried landing overlooks the hallway and gives access to the master bedroom. This again has downlighters, full length windows making the most of the sea views and doors to a walk in wardrobe and to an en suite bathroom which is partially tiled and has a Jacuzzi bath, shower with tiled and glass surround, wash basin, WC, extractor fan and heated towel rail. From the landing a further doors gives access to bedroom 4.

The enclosed front garden is mainly down to lawn with flower and shrub borders together with a wooden children's play house with swings and chute. There are areas of decking with access to the kitchen which is an ideal sheltered seating area. The rear garden is again mainly down to grass with a patio with fire pit which can be accessed from the dining room, together with a drying area and a wooden garden shed. The integral double garage has automatic roller doors and a concrete floor.

From Dundee take the A92 dual carriageway towards Arbroath. Proceed past the turnings for Carnoustie. Some 1.3 miles after passing Muirdrum take the turning at Salmond's Muir, signposted Easthaven, Hatton and Balmirmer. Proceed under the dual carriageway, following signs for Easthaven and the entrance to The Chocolate Box will be found on the right after some 0.9 miles, after passing a cottage.

If coming south from Arbroath take the A92 and after 2.4 miles, take the turning at the Salmond's Muir signposted Easthaven, Hatton and Balmirmer and proceed as above, following the signs for Scryne and Easthaven.
