DESCRIPTION An imposing Georgian manor house (which is not listed) of over 10,000 sq.ft set in spectacular grounds of about 19.7 acres on the western slopes of Dartmoor just half a mile from open moorland. This extensive manor house once formed the centre of an extensive country estate thought to date back to at least 1309. In previous years the property has been used as a residential training centre and as a communal living retreat before the current owners commenced an extensive programme of works to provide a part transformed family home including installing a new heating and hot water system and upgrading the accommodation room by room to an exceptional standard. The new owners will have a chance to finish the works to their own style and taste to complete the restoration of this extensive and impressive country home which due to its assets could lend itself to business opportunities such as a boutique hotel, wedding or conference venue all subject to the appropriate Planning Consents required.

A long sweeping front drive leads up through parkland grounds to the manor house or, as used mainly at present, the property is also reached from the rear drive. The house overlooks the extensive grounds below and has a south-easterly aspect with views across the surrounding countryside and Dartmoor with an impressive approach from the front with the front doors accessed through a glazed porch leading into a full height reception hall and elegant main staircase to the first floor. Doors lead off to the drawing room and indoor swimming pool, to one side, and to the other to further hallways, the restored sitting room, kitchen, ancillary rooms and also to further receptions which could be a potential annexe, and also a conservatory to the front and side elevation. To the first floor the current owners created a landing with balcony and there are six renovated bedrooms with four renovated en-suite bath or shower rooms together with three further un-renovated bedrooms and two un-renovated bathrooms. To the second floor which is un-renovated are two bedrooms and shower room to one end, an attic room/studio, an office/landing and a further large room which was formerly a self-contained studio/flat.

SITUATION AND LOCATION The property is set off Jordans Lane, a minor road leading up from the well served village of Horrabridge on to the open moors of the Dartmoor National Park in which the property lies. Horrabridge provides local services including a public house, school and shop with the River Walkham passing through the village crossed by a bridge believed to date from the 13th Century. Just beyond Horrabridge is the A386 providing good access to Plymouth which lies just 8 miles to the south or Tavistock which is some 4 miles to the north. Despite being a fine example of a traditional country house the property is within easy walking distance of both village and the open landscape of Dartmoor.

OUTSIDE Extending to about 19.7 acres in total the varied and mature grounds provide a delightful setting for the Manor House. The front drive leads from the road up through parkland grounds of gently sloping pasture interspersed with some impressive mature trees including beech before passing over a cattle grid into the gardens with the drive forking up to the house or up to the parking areas and the rear drive. Along the rear drive a public bridleway provides access to the moor from the property as well as one neighbouring property. A connecting footpath leads from the bridleway across the eastern part of the grounds down towards the village. The gardens are mainly to the front and side of the manor with large gravel terrace in front of the house with a small courtyard garden to one side. The main formal grounds include sweeping lawns and a leat or stream which feeds a large pond and flows over a cascade providing an attractive water feature. There are delightful areas of rhododendrons which are clearly very old being nearly as high as the house as well as azaleas and camellias, large areas of spring bulbs and a fine assortment of mature trees including Monterey Pine, Copper Beech, Oak and Ash as well as Cedar of Lebanon. To one part of the gardens there is a Victorian folly/summerhouse, of stone and slate construction with a slate roof and a fireplace making a delightful feature which could be used as an artist's studio or writing room. Throughout the gardens there are areas of woodland including some mature broadleaf woodland and also younger areas. Across the rear drive wrought iron gates and steps give access to a path leading up to a wooded area and walkway with paddocks on either side to an orchard and to the WALLED GARDEN which extends to some half an acre including a greenhouse of 73'6 x 10'4 (approx) (22.4m x 3.15m). In all the pasture extends to about 9.6 acres with about 5 acres of woodland and orchard.
