Tenure: Freehold

A beautifully situated period country house with cottage, barn, paddocks and river frontage in about 6.75 acres.

Water Hall is beautifully situated along a country lane to the south of the village of Shalford in the Pant Valley, nestling in its surroundings. The countryside between the villages of Wethersfield, Shalford and Blackmore End are some of the most attractive in the county. The local villages have the usual village amenities and there are shopping centres at Braintree and Halstead. There are a number of schools in the area including comprehensive schools at Sible Hedingham, Halstead and Braintree, and private schools at Gosfield and Felsted. For the commuter there are train stations at Braintree and Witham. There is access onto the A12 at Witham and onto the A120 to the west of Braintree which connects with the M11 at junction 8 and Stansted Airport.

Water Hall is listed as being of Architectural or Historic Interest Grade II. Believed to date from the late 17th century, it is constructed of timber frame with rendered elevations and provides immaculate accommodation. An oak door opens into the reception hall, off which is a sitting room with an old brick fireplace. Off the inner hall is the drawing room, an elegant room overlooking the terrace and swimming pool area with a beautiful brick inglenook fireplace and an external log hatch to the courtyard. Along the inner hall is a cloakroom and a study with a door out to the enclosed courtyard. Adjacent to the sitting room is the dining room with a further fireplace and inset wood burner and with a door which opens into the breakfast room and fully fitted kitchen with a gas Lacanche range and leaded light doors onto the terrace. A stable door off the breakfast room opens into a lobby with a utility room and a door leading out to an enclosed courtyard. The first floor is reached by an easy rise staircase leading up to an open landing. Overlooking the garden and swimming pool area is the main bedroom with an en suite bathroom. Adjacent to the second bedroom is the family bathroom and third bedroom with a door through to the fourth bedroom.

Water Hall is approached through electric wrought iron gates supported on twin brick pillars, surmounted by two carriage lights with wrought iron low railings on brick walls to either side. A driveway leads to a large gravel parking area for a number of cars with two double garages with electric doors flanked on one side by two stables. To one side is a five bar gate opening into a small paddock with a tack room alongside the stables.

To the front of the house is a terrace that surrounds the property with herbaceous borders and a sunken pond adjacent to the kitchen. Steps lead up to the former lawn tennis court surrounded by hedging, open at one end looking through to the former orchard and paddock with a field shelter. The swimming pool area is enclosed by a flint wall to the courtyard side and a low level brick wall to the more formal gardens which lead down to the river with a variety of shrubs and trees including willow and oak. A gate leads through to an enclosed gravel courtyard area with a central lavender island and to the thatched guest cottage which faces the main house, comprising one large bedroom with a vaulted beam ceiling and a wet room. Adjacent to the cottage is a large timber frame and weatherboard thatched Essex barn comprising a large reception room, off which is an office and cloakroom with stairs up to a gallery and separate attic area. To the north of the cottage a timber bridge over the River Pant leads to paddocks enclosed by the river and trees, with an access onto the lane.

Mains electricity. Private water supply (well) and private drainage. Oil fired heating (separate oil fired boiler for cottage). Calor Gas for the range in the kitchen.
