Why you’ll like it:

This area of Hove has a fabulous energy to it, with twinkling lights, beautiful landscaped gardens, fresh sea air, and beautiful Regency architecture – but while this apartment block is modern in comparison, its smart dove grey exterior and tall sash windows are very sympathetic with its surroundings.

You enter the communal hall through a secure glazed door using the intercom, and you can instantly see this is a well maintained, high end development. You can take the stairs or the tall steel lift to the first floor, and your door is to the left. Once inside you are welcomed into a broad entrance lobby, where solid oak flooring stretches out before you in warm tones. The space is softly lit by spotlights, and bedroom two is on the left. This has a plush latte carpet underfoot, and clean creamy white walls. Across the hall way are two cupboards. One holds the energy efficient Vaillant heating system, and the other has space and plumbing for a washing machine, plus ample shelving for linen or other storage.

Further down the hall, and on the left is the family bathroom. This is an incredibly stylish and contemporary space with large stone tiles on the floor and walls in buttermilk, and a modern white suite with a monsoon shower over the bath, a curved glass shower door, and a slate grey, high gloss vanity unit below the hand basin.

Across the hall from here is the master bedroom suite. This is generously sized with an entire wall of wardrobes in an oriental style, and the same luxurious carpet as bedroom one. The en suite bathroom mirrors the main bathroom in style, but has a walk in shower with a fixed glass panel rather than a bath.

The main living space, and show stopper of this apartment though, is the open plan kitchen and living room. As soon as you walk in you are faced with the impressive views; over the gardens at the top of Palmeira Square, and directly down the bustling and vibrant Church Road. You are west facing, so you can imagine the beautiful sunsets from here, and although you are over a busy junction, the double glazed sashes are so efficient you are totally unaware of any outside noise.It is in fact a tranquil space to work – although you can equally see what a wonderful space it would also be to entertain. The kitchen is to the right, and is superior in design with high gloss units in an L shape, and a solid marble worktop which is echoed in the splash backs. The fridge freezer and dishwasher are integrated, as is the Neff induction hob, and the double oven, thoughtfully placed in a tower to avoid awkward bending. The solid oak floor continues into this whole space from the hall, and has underfloor gas heating – although it barely needs it as the building itself is energy efficient.

You can access the large square and sheltered terrace from here which has a strengthened glass balustrade, and is a space where you could sit for hours, at any time of year to drink in the views.This is a truly unique apartment which needs to be seen to be admired.
