The Property
Dating back to the middle of the 19th century, Stone Lodge has been sympathetically extended over the years to create a spacious and comfortable five bedroom family house with its accommodation laid out over two floors.

The house stands in an elevated position on the village edge, backing to Main Street, with all its principal rooms facing almost due south over its pretty garden, hard tennis court and paddock beyond. The views to the south, over open countryside from the house, are wonderful. Further paddock land and stabling adjacent to Stone Lodge can be made available if required.

Garden and Outbuildings
The property is accessed on its west side to a parking and turning area in front of the open fronted double garage. A pedestrian gate leads into the garden with a gravelled path flanked by a herbaceous border leading to both the front door and the kitchen door. Steps lead down to the main lawn, where there is a rotating summerhouse, with borders surrounding on three sides. To the south a ha-ha divides the garden from the paddock. There is a vegetable garden and green house. To the side is a natural woodland garden. The hard tennis court is cut into the hill to the south. The paddock to the south of the garden is well fenced with a gentle southerly slope.

Location
Seaton, which is a small rural village lying to the south east of Uppingham, has a church, village hall and public house. Uppingham, which is just two miles away, is a pretty market town with primary and state secondary schooling, shops, restaurants as well as the well-regarded public school. Other public/private schools include Oakham, Oundle and Stamford.
