King’s Park House occupies a magnificent location on Victoria Place, one of the most prestigious addresses in Stirling, situated just off the King’s Park.
The City of Stirling has grown over recent years and now has a good range of shops, cafés, restaurants, pubs and high street shopping, together with the superstores on the edge of town. King’s Park Golf Course and the town centre are both close to the property.
Stirling is the historical heart of Scotland, with Stirling Castle, Bannockburn and the Wallace Monument just a few of the many sights to visit in the local area. The castle was the seat of the kings of Scotland in the Middle Ages. Stirling was for long the pivotal centre of the nation’s history and saw both William Wallace’s defeat of the English at the Battle of Stirling Bridge in 1297, and Robert the Bruce’s victory at nearby Bannockburn in 1314.
Stirling is well placed for road, rail and bus connections to all the major towns in Scotland. The M9 motorway is only 1½ miles to the west, giving quick access to Edinburgh via the M9 and Glasgow via the M80. Both Edinburgh Airport (30 miles) and Glasgow Airport (35 miles) are in easy reach and there is also a small airport at Cumbernauld (12 miles). There is a wide range of private schools nearby, including Beaconhurst, Dollar Academy, Strathallan, Morrison’s Academy, Ardvreck, Glenalmond and Kilgraston. Stirling University is also nearby at Bridge of Allan.
The A84 from Stirling is a main route into the highlands and the Trossachs and Loch Lomond are within easy reach. There are opportunities for many outdoor activities including climbing, hill walking, water sports, fishing, shooting and stalking. Gleneagles Hotel with its leisure club and golf courses is only 19 miles to the north at Auchterarder.
Kings Park House is a Category B listed mansion house set in over half an acre, with impressive views out over King’s Park and the golf course. The detached Victorian home was built around the mid 19th century and is thought to have been the first property to be built on Victoria Place.
From the private driveway in front of the house, a set of stone steps leads up to the front door. An outer storm door and a half glazed inner door with a stained glass coat of arms provide access into the entrance hall. Magnificent ceiling plaster work and cornicing decorate the entrance hall in an impressive Victorian style. It is from here that access is provided to the dining room and the drawing room, both of which benefit from south westerly views over King’s Park. The drawing room has a wonderful ceiling rose and cornicing, an open fireplace with stone surround and timber mantel, a recess with glass panelled door, a storage cupboard, and a large bay window. The dining room also features a decorative ceiling rose and cornicing, a marble fireplace, and a traditional press. There is also a cloakroom off the entrance hall, with a separate WC . Glazed double doors lead to the inner staircase hall off which are the sitting room, which overlooks the garden, and the kitchen / breakfast room. The kitchen features a range of floor and wall units, a Neff oven and a Neff grill / microwave, four hobs and an extractor hood. Further to this there is an integrated dishwasher, fridge freezer, double sink and breakfasting island. The conservatory opens off the kitchen and benefits from views over the garden. A rear staircase adjacent to the kitchen leads to the lower ground floor.
The lower ground floor can be used as a separate flat, with its own access from the south side of the house. The accommodation consists of a dining room which is currently used as a games room, a family room, a bedroom with en suite shower room, a further bedroom and a family bathroom with Jacuzzi bath. The kitchen has a range of fitted floor and wall units, hob, oven and grill integrated into an island, two sinks, and an integrated washing machine. A door from the kitchen provides access to the laundry area, the rear staircase to the main kitchen and a door to the back garden. There is also an office and a laundry room.
The first floor landing features decorative ceiling plaster work and is approached via the wonderful staircase leading up from the inner hall. Above the staircase is a large window, the upper portion of which is stained glass depicting a stag. The master bedroom has a bay window with views over King’s Park and has an en suite bathroom with shower over the bath, twin basins and WC. A further three bedrooms, a traditional style family bathroom, and a dressing room with planning consent to be converted into a bathroom complete the first floor accommodation.
A door from the first floor landing provides access to a staircase which leads up to the attic floor. Here there is an attic bedroom with impressive elevated views which is currently used as a sitting room, a double bedroom and a further single bedroom.
Electrically controlled wrought iron gates with traditional street lamps open from Victoria Place to the private driveway and parking area at the front of King’s Park House. Adjacent to the house, there is a tandem garage with electric doors that is approached from the front of the house. A path leads between the house and the garage to a flight of stone steps up to the main garden at the rear of the property. From here, a further set of steps lead up to a raised patio and barbeque area outside the conservatory overlooking the garden.
The garden is mainly lawned and features a wonderful range of mature trees and flower beds. A stone path leads to a gate at the back of the garden which provides access to a parking yard and a further double garage with electrically operated doors. From here there is access to a shared lane.
Kings Park House is currently run as a Bed and Breakfast with three letting rooms and the basement is also being let out on a monthly basis. Further information can be made available on request.
