Situation

Camden Crescent is one of Bath's finest examples of Georgian architecture with far reaching city views. The crescent enjoys a prime position on the lower slopes of Lansdown and is within walking distance of the city centre.

The city of Bath is often described as a city of villages, each with its own individual atmosphere and community. Lansdown is an attractive area on the north side of the city, with easy access to the M4 (J.18) and A420 providing links to Bristol, Chippenham and the M4. Camden Crescent is popular due to its proximity to The Royal High School, Kingswood and St. Stephens Church of England Primary School. The Lansdown Tennis and Squash club is also a short walk with local shops and small businesses located on Lansdown Road and Julian Road to the south. For those looking for more relaxed pastimes there are several very good local pubs, The Richmond Arms in Lansdown, The Marlborough Tavern near St. James's Square and The Chequers on Rivers Street. All have a friendly local atmosphere and serve excellent food. If you prefer a more rustic pub with live music, the St. James's Wine Vaults often has good music and a challenging pub quiz.

There are local churches at St. Stephen's Church on Lansdown Road and St. Mary's Catholic Church on Julian Road. These churches are well supported and have a friendly family atmosphere. There are small supermarkets, two doctors' surgeries, a pharmacy and delicatessen a short walk away.

If you need to commute, Bath Spa station is a mainline station providing access to London Paddington (approximately 90 minutes), Chippenham and the city of Bristol. The M4 Junction 18 is approximately 10 miles north, and the A303 providing access to the M3 and southwest is approximately 25 miles south. Bristol International airport is approximately 20 miles west.

Description

Camden Crescent was built c.1787-8 and designed by John Eveleigh. Number 7 is one of only two complete houses, there are 21 town houses in Camden Crescent most of which are now converted to apartments. Above the doorways can be seen a single elephant's head, which was a part of the coat of arms of Charles Pratt, Marquis of Camden.

The property has been sympathetically refurbished, without losing the period charm and proportions of the original house. The kitchen has been moved from the basement to the ground floor, which now provides an open plan kitchen/dining room arrangement. There is an abundance of light beaming through the front windows of the property in the morning and westerly light in the afternoon and evening streams into the kitchen. The elegant hall with an original flagstone floor leads through to a generous utility room and cloakroom that provides access to the rear garden and garages. There is a doorway under the stairs to the basement and cellar.

The first floor provides the formal reception rooms for the house, with a classic 3 window wide, 23' drawing room with detailed plaster cornice, an open fire with period grate and marble surround and window shutters. There are dividing 'wedding doors' through to the study/withdrawing room that provides stunning views to the west. Continuing up to the second floor via the beautifully restored cantilevered stone staircase to a half landing is a shower room, continuing up to the second floor and to the master bedroom suite. This room has similar proportions to the drawing room and is flooded with sunshine in the morning with uninterrupted views towards the National Trust Skyline and Sham Castle golf course. Next to the bedroom is a very generous bath and dressing room, with a roll top bath and a two hand basin vanity unit with a marble top.

The final staircase sweeps up to the 3rd floor that provides three double bedrooms and a bathroom.

In the opposite direction at the bottom of the house are the basement rooms.

Historically they where the kitchens and food preparation rooms for the house and the original ranges are still retained. These rooms have been used as store rooms by the current vendors, but they can provide multiple uses from further accommodation as self contained flats, to additional reception rooms, a gym, home cinema or office. The basement has it's own staircase leading down from the pavement externally into the front courtyard providing secondary access as required. There are several vaulted rooms for storage and a long tunnelled vault that leads all the way under Camden Crescent emerging at Camden Green, historically gardens for the Crescent but current left mostly as natural vegetation and a wood. Some residents have tended the land for use as lawn and vegetable patches.

Back inside the building there is one more staircase leading down to a cellar, which has a secure lockable wine cellar and houses the plant room for the building.

This property is being offered for sale with no onward chain.

Directions

From Bath city centre proceed up Lansdown Road and turn right into Camden Crescent. The property will be found 50 yards on the left.
