Toseland

Toseland is a small village located approximately five miles to the north east of St Neots. The village is popular due to its quiet and pleasant environment with a mix of older cottages, thatched farm houses, and more modern dwellings being present, together with Toseland Hall, and impressive country house which is regarded as a near perfect example of early Tudor architecture. The village has a church, but does not have a pub or any educational facilities.
it is however well connected to surrounding villages and towns which offer such facilities. The population of the village is just over 100 persons.

The village is approximately 9 miles from Huntingdon, and 17 miles from Cambridge. Regular rail services are available from St Neots into London Kings Cross with a typical journey time of 50-
60 minutes.

The Site

The site, which forms part of Green Farm, is located on the edge of Toseland village, to the north of the High Street. The main area which is available for sale is shown edged red on the Site and
Location Plans which form part of these particulars. The subject area comprises a range of agricultural buildings, including a 17th Century timber framed and weather boarded hay barn which is a Grade II Listed Building. The access to the site is from Toseland High Street, and the surfaced road leading to the property forks into two directions, the first leading to the farm buildings which are to be sold on the western side of the overall farm complex, and the other route connecting to Green Farm House, which is not included within the sale. Additional areas of land to the south and west of the barns may be included such that larger areas of garden/amenity/paddock may be attached to the proposed dwellings.

Planning

Planning permission has not been obtained for the conversion of the barns, but a pre-application enquiry was made to Huntingdonshire District Council in November 2015. The outcome of this is that favourable consideration is likely to be given to an application for the conversion and replacement of agricultural buildings to create residential units. An indicative site layout plan was submitted with the pre-application enquiry and this shows how a scheme of three dwellings could be created by a combination of the retention of some of the existing barn structures coupled with some replacement of certain other buildings to create dwellings in a courtyard formation. Whilst the indicative site layout plan shows three dwellings, it is possible that two larger dwellings may be preferable, though this will depend upon the views and preferences of the eventual purchaser. A two unit scheme would avoid an affordable housing obligation whereas a three unit development would not.

Copies of the pre application enquiry and the response from the Planning Authority have been included in a brief Information Pack which is available upon request.

The indicative site layout plan which was submitted with the pre application enquiry demonstrated how three units could be developed. The areas of the units shown on the plan are as follows:
