Tenure: Freehold

This charming 4 bedroom Grade II listed cottage is set in 1.2 acres of beautiful gardens, subject to survey (sts). The vendor advises that planning permission has previously been granted for a detached 3 bedroom house in the grounds and for the conversion and extension of the quaint old school within the boundary.

About The Property:
Manor Cottage was at one time a pair of semi-detached cottages. The property is now a detached 4 bedroom home and is set in gardens, orchard and woodland approaching approximately 1.2 acres sts. We understand that this Grade ll listed Manor Cottage dates back about 500 years.

The vendor advises that planning permission has previously been granted as follows:
Application No: C13/0520 to build a detached 3 bedroom house on the south side of the cottage.
Application No: C11/1971 to convert and extend the building on the north side which was originally Bawdsey Old School and to erect a cartlodge, single garage and shed (demolishing existing garage/workshop).

Accommodation in The Manor House over two floors comprises:

Lean-to entrance porch with stable door into kitchen, base units, electric cooker point, utility area with plumbing for washing machine, ground floor bathroom, sitting room with multi-fuel burner, walk-in pantry, spacious lounge with beam work, staircase leading to first floor with three double bedrooms, one single bedroom, all with exposed beam work and separate cloakroom.
Outside, extending to approximately 1.2 acres sts with various outbuildings, including the Old School House with previous planning permission, a timber garage and workshop, off road parking for numerous cars, vegetable gardens to front, lawn gardens along with flower and shrub borders offering a variety of bluebells, tulips and daffodils all beside the cottage, along with a further lawn area (with planning permission for detached house). To the rear of the formal gardens is the orchard with numerous fruit trees and woodland backing on to open fields behind.

About The Area:
Bawdsey village stands near the mouth of the River Deben about 9 miles South East of Woodbridge. It is a relatively quiet and picturesque place to simply get away from the hustle and bustle of modern day living. Visitors are attracted to the area because of its location near the sea and wonderful views across the estuary towards Felixstowe Ferry. This part of the Heritage Coast was defended by Martello Towers and the Bawdsey Haven in the mouth of the Deben acts as a natural shelter to small craft. The village comprises approximately 500 homes, a friendly junior school and a small church with a reduced 60ft tower. There is a small village shop and a Public House about one mile away in the neighbouring village of Alderton and the popular Ramsholt Arms Public House on the shore of the River Deben. The surrounding countryside is renowned for its network of cycle paths and walkways in the pine forests and heathland of the Bawdsey peninsular. The Bawdsey Ferry takes foot passengers to Felixstowe Ferry during the summer months, which is especially popular for the purchase of freshly caught fish from timber sheds on the opposite bank.
The famous Bawdsey Manor Estate, built circa 1886 by Sir Cuthbert Quilter, is an imposing building, open to the public from Spring to Summer on various dates. It is built in what is described as Gothic, Flemish, Tudor and Oriental style and sits prominently in a setting of woodland, artificial cliffs and beautiful formal gardens. In 1936 Bawdsey Manor was purchased by the Air Ministry and played a central role in the work done by Sir Robert Watson-Watts on Radar development during World War Two.
