Location

Saxby is a small village with predominantly period houses located 4 miles east of the self-styled 'Food Capital of England',
the market town of Melton Mowbray. The village sits amongst attractive rolling Leicestershire countryside.

Description

The Old Rectory has a highly distinctive Dutch gabled ashlar limestone frontage, whilst the house is largely iron stone under pitched slate roof construction. Believed to have been designed along with the parish Church of St Peter which is now a
residential dwelling, by the Architect George Richardson for Richard Sherrard, 4th Earl of Harborough, the Grade II Listed
property was constructed in 1789 and was also significantly extended in the Victorian era.

The front door enters the house from the west into a spacious cathedral roofed Victorian tiled reception stairwell hallway.
The three principal reception rooms line the south side of the house. Reputedly constructed in place of an earlier property that burnt down, the dwelling was supposedly designed in the 18th century to be fireproof. One resultant feature is that each of the principal ground floor rooms has unusual vaulted brick ceilings, together with other period features like fireplaces, window shutters and either tiled, stone flagged or solid wood floors.

The impressive drawing room also has French doors that open to the property's south facing terrace. The symmetrical, quarry tile floored breakfast room, from which there are attractive views of the church, allows access to the three room cellar and adjoins the kitchen, which is fitted with a handmade Shortland suite.

The four first floor bedrooms are generously proportioned and symmetrical doubles. The principal bedroom has a well-appointed en-suite bathroom, whilst bedrooms two to four share a family bathroom. A staircase rises to two further large attic bedrooms five and six. Store rooms on both first and second floor levels are thought to offer potential for additional bath or shower rooms.

Rectory Cottage
Located within the grounds to the north of The Old Rectory, the detached two bedroom cottage was renovated in the late 1990s. It offers one reception room and a kitchen/breakfast room on the ground floor with two first floor bedrooms served by a bathroom. A private patio lies to the rear of the cottage, accessed from the kitchen. The cottage is currently let on a periodic Assured Shorthold basis with a passing rent of £7,140pa.

Outbuildings
Adjoining the northern boundary and back driveway, a range of stone and brick outbuildings incorporates two garage buildings
and the former stables, which with the fitting of internal stalls could be used again, and are thought to have some potential
(subject to all necessary consents) for ancillary office or accommodation use.
