Access by rail, road and air is good. Leuchars railway station (14 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 52 miles away and Dundee Airport (22 miles) has regular services to London Stansted. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (25 miles). An alternative route is via Cupar on the A91 to join the M90 at Junction 8 (28 miles).

Description

Rosebank is a particularly pretty stone built family home under a pitched slate roof. The house has many traditional features and the accommodation is nicely arranged for family living. The beautifully maintained gardens surround the house and extend to about 0.79 acres. The gardens gently slope down towards the Kenly Water and to the south west of the boundary is the Boarhills Viaduct, which formed part of the East Fife railway which opened in 1861 and closed in 1969. There was once a railway station located just a few hundred yards away from Rosebank.

At the front of the house, steps lead up to double storm doors on the south east side of Rosebank. Here there is a small vestibule with partially glazed door leading into the main hallway. To the left and right are reception rooms with the hallway leading through to the dining room with kitchen beyond.

The sitting room has windows on two aspects and looks over the garden and down to the river. Along with the press cupboard, there is an open fireplace with a tiled surround and wooden mantelpiece. The study, situated across the hallway, has an open fireplace and is similar in size and layout to the sitting room.

The hallway continues through, passing an under stairs cupboard into the dining room which has a large window providing splendid views over the front garden. The kitchen is situated off the dining room and is fitted with a range of base and wall units. A set of stairs with cast iron balustrades and a polished wooden banister rises up to the first floor from the central hallway. The semi landing splits off to the left and right and there are two bedrooms situated off each stair. The bedrooms on the north side of the house have views across the adjacent fields while the two larger rooms on the south side of the house have views over the garden. There is a bathroom situated between the bedrooms which is fitted with a WC, wash hand basin, chrome towel rail and bath with electric shower over.

Outside
The driveway is entered through a pair of cast iron gates set between two white gate pillars. The gravel driveway which is flanked with box hedges splits off to the recently built timber garage and also leads to the rear porch and patio. A path from here loops around to the front door. The north garden is bordered by an established hedge and has a gravel path leading to the cast iron pedestrian gate. Here there is a range of established floral borders amongst larger areas of lawn with a timber green house in the corner. A further store (on the north east side of the house) links the front and back gardens and is a useful space for storing garden machinery, coal and logs.

The riverside garden gently slopes down towards the Kenly Water. There is a series of garden paths running through the garden along with stone steps and terraced flower beds. Interspersed through the garden are a number of mature trees and shrubs which include colourful rhododendrons. The impressive Boarhills Viaduct can be seen from the garden and towers above the south west corner where there is a stone built log store. The garden is bordered by mature hedges and stone walls. The grounds extend to approximately 0.79 acres in all.
