Situation
The land at Whistow Farm is quietly situated in the uniquely beautiful mid Cornish countryside and can be found some 1.5 miles from the hamlet of Lanlivery with its Church and Public House. Access is very good as the A390 is some 2 miles away and the ancient stannary town of Lostwithiel with a good range of amenities, is only 3½ miles away.  Helman Tor, a rocky outcrop can be seen in the distance and this, along with some of the surrounding moors and wetlands have been designated a nature reserve. Interestingly, the Saints Way, an ancient pilgrim and trade route can be found to the east of the land and it crosses mid Cornwall from Padstow on the north coast to Fowey on the South. 

Description 
Extending to 46.08 acres (18.65 hectares), the land at Whistow Farm comprises an excellent run of productive grass land with some periphery woodland.
The land is level in part with some sloping ground and is divided into useful sized enclosures, together with a centrally located collecting yard/pen and race.  A mixture of natural hedge-banks, woodland and post and wire fencing make up the boundaries and access is off the parish road in the south and a track on the north east boundary. Pockets of mature woodland can be found on the western boundary and a stream provides ample water for livestock.

Directions
On the A390 heading from Lostwithiel towards St Austell, take the right turn signposted Lanlivery after 1¼ miles.  Follow this road for about ½ mile until reaching the hamlet and bear left by the Pub.  Follow this road for a further 1½ miles and just after a sharp left hand corner , the land can be found on the right hand side.

Basic Payment Scheme
Basic Payment entitlements have been established over the land. Entitlements equal to the area of eligible land being sold will be transferred to the purchaser. The vendor will undertake to lodge any such documents with the Rural Payments Agency (RPA) to allow the transfer of entitlements subject to RPA guidelines.
