DIRECTIONS From the village of Yealmpton, take the road towards Newton Ferrers. On leaving the village, bear left towards Torr, follow the road around to a crossroads and bear left at this point. Continue along the road towards Higher Dunstone for approximately 100 yards and the entrance to the land will be found on the left hand side. 

SITUATION The land is situated on the south side of the village of Yealmpton in the South Hams area of South Devon. The village itself is about half a mile away and the villages of Newton Ferrers and Noss Mayo, being about 4 miles to the south.

The city of Plymouth is approximately 6 miles to the west and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 4 miles to the north. Grid reference SX 586 527. 

DESCRIPTION As outlined in red on the site plan, the land at Higher Torr extends to approximately 2.23 acres (0.903 hectares) of gently sloping permanent grassland.

Access to the land is by means of a gateway off the public highway in the south-west corner of the field. At this point, there is a fenced compound area, with a compacted hardcore surface, suitable for pulling off the road with a vehicle, horse box or such like.

There is a field shelter of timber frame and clad construction, which is part open fronted, measuring approximately 24ft x 12ft, this being included in the sale.

The land has a combination of gentle south and west facing slopes, it having been down to grass for many years and having been used in the past for equestrian or grass conservation purposes. 

WATER SUPPLY There is no mains or private water supply to the land.
