Apethorpe evolved around the superb Grade I listed
Hall, one of the finest of its type in the country, dating from 15th Century and known to have been host to Tudor and Stuart Royalty, notably Elizabeth I and James I. The village sits above the banks of Willowbrook as it meanders its way to join the River Nene at nearby Fotheringhay. There are footpaths and bridleways leading from the village to the surrounding gently rolling countryside. The neighbouring village of King’s Cliffe (1 mile) provides local amenities including a general store, bakery, post office and primary school. The historic town of Oundle lies about 6 miles to the South and provides a good range of family run businesses, shops and restaurants set around the traditional Market Place. Stamford and Peterborough are within reasonable driving distance and offer extensive facilities as well as rail travel with journey times to London King’s Cross from 50 minutes. There is an excellent choice of schooling, both state and private, in the region.

This beautiful end terraced stone cottage was built at the turn of the 20th Century. it is one of three cottages known as Tompkins Terrace, which is set in an elevated position in the heart of the village. The cottage is approached via a decorative wrought iron gate which opens to a flagstone path, serving the other cottages. The path then leads to the front door of number 1. The house has been sympathetically modernised, with central heating, up to date kitchen fittings and bathroom sanitary ware,  whilst leaving the original architectural features, such as mullioned windows, fireplaces and ledged doors, in situ. There is a wonderfully simple feel to the house. The accommodation is set over two floors. The entrance hall is entered via a wide and heavy original door, to a quarry tiled floor. Doors lead to the sitting room and dining room. Turned stairs lead to the first floor.
The sitting room is a lovely light room with mullioned windows over-looking the garden. The focal point is the Arts & Crafts fireplace, with bookshelving to the side.
The dining room is set across the hall. This has a window to the front. The oil-fired central heating boiler is set within the fireplace, and cupboards are fitted to either side. The kitchen is open to the dining room giving a modern living style. The kitchen is fitted with a range of base units with oak work-surfaces and an inset sink. A door leads into the utility room which provides space and plumbing for appliances. A WC is set adjacent. A door opens to the garden.
The first floor is approached via a turning staircase from the hall. A pretty window is set on the half landing, with a view of the garden. The landing, with fitted bookshelves,  provides access to each of the three bedrooms and the bathroom.

The main bedroom enjoys a dual aspect. A range of oak fronted wardrobes provides excellent storage.
The second bedroom has an ornate fireplace, as well as a range of wardrobes. The third bedroom over-looks the garden. The bathroom is fitted with a contemporary suite with P shaped bath with side taps and shower above, WC and wash basin.
The gardens extend to three sides of the cottage, and are lawned, with a number of shrub beds and maturing trees providing areas of shade from the southerly sunshine.
