Tyninghame Mill's rich history is evident in the numerous original features which remain in the property, with the original wheel, lade, and timber beams all maintained and preserved. From its private enclosed patio and garden by the mill lade, the front door opens into a bright hallway, lit from a large window above the stairs. On the ground floor there is a sitting room with a wood burning stove, and open plan kitchen dining area. The staircase leading up to the first floor provides access to the two bedrooms both of which have good storage.

Plans have been drawn up to show how a new kitchen link could be created to join the house and the cottage which would bring the two together to make quite a substantial family house. Planning consent was granted for this project although this has now expired (05/00589/FUL).

Located across the driveway from the house, the long pantiled outbuilding comprises a spacious studio, an open double garage, an open store area and large workshop.

The studio is currently utilised as a home office but would suit other uses with its superb natural light. The studio space has an adjacent kitchenette and shower room with WC as well as generous stores.

From Edinburgh take the A1 east, signposted to Berwick-upon-Tweed. Turn off at the Abbotsview junction towards East Linton - continue past East Linton and turn left onto the A198 signposted to North Berwick. The small village of Tyninghame is one mile after this junction. Tyninghame Mill is the first house on the left hand side, immediately after the narrow stone bridge.
