Potton

Potton is a small but thriving historic market town of approximately 5000 residents situated in the north eastern rural corner of Bedfordshire close to the border with Cambridgeshire where it is easily accessible to Cambridge, Bedford, Stevenage, Milton Keynes etc and well served by the A1, A14 and A421 trunk roads and main line stations on the London to Edinburgh at Sandy, Biggleswade and St Neots.

The Plot

The location of the plot is indicated on the site location plan and shown edged red on the Sale Plan reproduced with these Particulars. It is accessed via a short, shared (private) road at the end of Brookfields' - an adopted cul-de-sac serving a range of detached dwellings within easy walking distance of the historic Georgian Market Square and community facilities.

(NB. The detail of the front boundary of the Plot remains to be confirmed following survey and the preparation of a plan for use with the Contract and Transfer).

Planning Permission

This plot has been the subject of several planning applications since the original outline permission for residential development was obtained including detailed (Reserved Matters) applications.

The details of the extant detailed Consent (granted under LPA Ref: 04/00566/FUL) for a 4 Bed House with Garage and Annexe, are illustrated on the site layout plan reproduced within these particulars. All of the Conditions of this Consent were discharged by the submission of details and approved in 2009. (Notice of Approval of Details dated 15th April 2009). This consent was subsequently saved by the digging of trenches on one of the three plots covered by the 2004 Consent, so provided no changes are made to the approved details (excluding changes internally) no further planning permissions will be required.

In view of the planning history of this Plot, applicants wishing to erect a dwelling of their own design are unlikely to encounter any objection from the local planning authority, but the intention is to complete an unconditional sale of the Plot.

Drainage and Service Media

The Plot will be sold with a Right of Vehicular Access over the private Access Road subject to an obligation to contribute to its future repair and maintenance. (NB. The Seller will covenant to complete at its own expense the construction of the Road by applying the wearing course following the completion of the construction of the three remaining Plots (i.e. 7, 13 and 6A) served by the Road.

Mains electricity, water and gas services are laid in the Services Corridor of the Access Road. A Foul drainage connection will be laid (by the Seller) to the front of the Plot via the adjoining Plots 7 and 13). Surface water drainage will be to soakaways located within the curtilage of the Plot.

Wayleave

The Plot will be Transferred subject to a Wayleave Agreement in respect of an existing underground electricity cable which passes through the Plot, leading from King Street, running close to the southern boundary of the Plot to connect to the Electricity Sub Station shown on the Plans and from the Sub Station (along a route passing between the southern boundary of the Plot and the proposed Garage) to the Service Corridor of the Access Road.

Vacant Possession

Vacant Possession will be given on completion of the Sale and Transfer.
