Imposing Grade II listed country house with separate coach house

Location

The Lodge is privately and quietly tucked away surrounded by its own beautifully laid out mature gardens and grounds. The house offers ease of accessibility to the A140 and is approximately 6 miles south of Norwich. Within the village is a renowned public house/restaurant within walking distance and a primary school. The pretty village of Saxlingham Nethergate is approximately 1 mile distant and between Saxlingham Nethergate and Saxlingham Thorpe is an attractive common with river offering excellent walks.

Beyond Saxlingham Nethergate is the village of Hempnall which has a village shop and post office. Secondary education is at either Long Stratton or in the private sector in Norwich.

The property is approximately 4 miles from the southern bypass of Norwich linking all the major trunk roads south of the city. Norwich itself has a comprehensive range of shopping, schooling and leisure facilities together with excellent theatres and art galleries. There is a rail service from Norwich to London Liverpool Street and an expanding airport providing a range of domestic and international flights via Schiphol.

Description

The Lodge is an imposing Grade II listed country house over three periods, the original part dating back to around 1760 and was believed to have been a millers house. A large Georgian two storey part was added between 1810 and 1820 and a Victorian wing was built in 1860 to provide a magnificent drawing room with two guest bedrooms above and conservatory. The house is built in gault brick under a black pantile hipped roof.

The house has beautifully proportioned elegant rooms, typical of the era with good ceiling heights. Period features such as fireplaces with marble mantle pieces, ceiling cornices and window shutters to many of the sash windows are still in place and the kitchen/breakfast room has an Aga with the original servants bells. The main staircase leads up to a central landing which gives access to the bedrooms, all of which are of good dimensions with four adjoining bath or shower rooms; one of which can be used as a family bathroom and there is a further family bathroom and separate cloakroom. We draw your attention to the floorplans for a full explanation as to how the accommodation is arranged.

The present owners purchased the property in 2002 and before that, it is interesting to note that the property was used as a bed and breakfast and built a good reputation, being awarded the top bed and breakfast in Norfolk in 2000. Therefore, the property could have a commercial or semi-commercial use if required and subject to the normal planning consents.

Coach House Annexe
Within the southeast corner of the grounds, not visible from the house, is the Coach House which has been converted to a high standard, finished around 2011 and provides open plan, light and airy accommodation with a good degree of flexibility in its living spaces. It has been finished with high quality fittings and appliances. The Coach House also has its own enclosed sandstone terrace which faces south and west and there is separate access from Cargate Lane for vehicles if required.

Outside
The Lodge is approached via a secluded gravel driveway sweeping around to a large parking forecourt and onto the front of the property. The driveway then continues southeast to the far southwest corner of the grounds where there is a further forecourt for the Coach House and outbuildings. There are also two further vehicle accesses off Cargate Lane; one nearer the Coach House and the other between the two properties.

The house stands surrounded by its own beautifully laid out mature gardens and grounds with many superb mature trees including copper beech, Scotch pine and oaks. Immediately behind the house on the northeast side there is a large terrace which overlooks a most attractive sunken garden with a wealth of shrubs, plants and bulbs and around the perimeter of the garden are some delightful wooded walks. To the northwest of the coach house is a further large gravelled forecourt and parking area for many vehicles which leads to garaging and wood stores. It should be noted that some of the outbuildings would now benefit from some further updating and repair.

The gardens and grounds in all extend to 3.4 acres (est)
