A substantial property with ancillary accommodation in a delightful setting

Grove Farm is situated on the edge of the charming village of Bourton which lies in the renowned Blackmore Vale. Bourton provides a good range of local services which include a primary school, church, public house, garage and convenience store. The adjoining village of Zeals offers a similar selection of services with a more extensive choice of amenities available in the nearby towns of Gillingham and Wincanton.

Gillingham provides a mainline rail service to London Waterloo, taking about two hours. Alternatively, Castle Carey offers a rail service to London Paddington, a journey of some 1 hour 45 minutes. The A303 gives excellent links to the M3, M25 and London and the M5 to the West. The area is well-known for its schools both state and private; including Port Regis, Sandroyd, Hazelgrove, Hanford, Sherborne and Milton Abbey. Secondary schools are found in both Gillingham and Shaftesbury. Local sporting and recreational facilities include golf at Sherborne, Wincanton and Tollard Royal. Racing at Wincanton, Taunton, Bath and Salisbury. Watersports along the south coast as well as excellent local walking and riding in unspoilt countryside.

Approached over a sweeping gravel drive with post and rail fencing, Grove Farm is a handsome stone house under a clay tiled roof with attractive leaded porch. It was originally a barn with origins dating from 1723 which was converted in about 1967 with the current owner undertaking further extensive works in order to create the spacious and well presented house it is today.

The principal reception rooms include a drawing room with open fire, dining hall and sitting room, all with exposed beams. The kitchen/breakfast room is a generous 21 ft long and benefits from a range of fitted units with granite worktops, 4 oven oil fired Aga, integrated dishwasher and double doors leading out to the terrace. The utility room also doubles as a summer kitchen with a 5 ring Calor gas hob and electric oven as well as an integrated washing machine and dishwasher. The master bedroom has a dressing room and en suite bathroom with an impressive floor to ceiling window providing views over the garden. Four further double bedrooms and two bathrooms (one of which is en suite) complete the first floor.

A substantial one bedroom cottage lies to the west of the house which offers impressive ancillary accommodation. A stone built barn could provide additional accommodation subject to the necessary planning consents. An outbuilding which has previously been used for stabling (3 stables and a tack room) lies opposite the cottage.

The gardens surround the house and are predominantly laid to lawn interspersed with mature trees and borders. A pretty lake lies to the north west of the house from which there is a small stream that runs through the grounds. There are two paddocks which are 0.5 acres and 1.1 acres respectively with the total grounds being approximately 3.84 acres. The gently undulating land provides an attractive setting for the house.

Additional land is available by separate negotiation from a neighbouring land owner.

Square Footage: 2,975 sq ft
