Location

Kilmaronock Manse is close to Loch Lomond and lies within the Loch Lomond and Trossachs National Park, which encompasses an area of around 720 square miles. Some of Britain's most spectacular scenery is to be found around the Loch Lomond area. The loch is actually crossed by the Highland boundary fault and the physical characteristics of lowland and highland Scotland can be seen within a few miles of each other.

Gartocharn is a delightful conservation village with its own nursery and primary school, recognised as one of the best in West Dunbartonshire. A coffee shop sits below The Dumpling (a volcanic plug) opposite the village shop and post office.

Glasgow Airport (19 miles) can be accessed via the A82 (M8) or A809 and can be reached by car, under normal driving conditions, in under 40 minutes. Balloch Station (1.5 miles) provides a regular rail service every half hour to central Glasgow, with a journey time of around 45 minutes to Glasgow Queen Street. Glasgow, home to Scottish Ballet, Scottish Opera and the Royal Concert Hall is recognised as one of the UK's finest cities with a thriving central business district. The Buchanan Galleries, The Italian Centre and Royal Exchange Square make Glasgow a designer shopping destination second only to London. There are a number of acclaimed private schools within the city boundary, including Glasgow High School, Glasgow Academy, Kelvinside Academy and St Aloysius College. Closer, Lomond School in Helensburgh (10 miles) provides private schooling for both day pupils and boarders.

For sports enthusiasts the great outdoors awaits. There is superb hill walking and climbing in the area. The Arrochar Alps and Ben Lomond include four Munros (mountains over 3000 ft) and six Corbetts (between 2500-3000 ft), the best known of which is The Cobbler. Loch Lomond is well known for its fishing, marinas and water sports including wind surfing, sailing and excellent water skiing and wake boarding. There are a number of well-respected golf courses in the area including Loch Lomond Golf Course which has hosted the Scottish Open and other international events. Other golf courses include Buchanan Castle, The Carrick, Hilton Park and Milngavie. For sailors venturing beyond Loch Lomond with its many islands and anchorages, the west coast is only 11 miles away with the nearest marina facilities at Rhu, just beyond Helensburgh. The ski slopes of Glencoe are 1.5 hours drive.

Description

Kilmaronock Manse is a wonderful C listed Georgian manse dating back to 1804. The house was refurbished to the highest standard by the current owners in 2014; the work included roof repairs, the replacement of the majority of the windows and removing most of the pebble dash rendering, revealing the beautiful stonework beneath. Kilmaronock Manse has a pleasant outlook over fields and the surrounding countryside. The tree-lined gravel driveway leads to the front of the house, where there is a grassed area and parking for several cars. The property is at the moment trading as a successful B&B business with a further three bedroom holiday cottage in the grounds providing valuable income from holiday rentals

The beautifully symmetrical entrance facade has double storm doors to the entrance porch with a cloaks area. There is a double door to the welcoming reception hallway with dado rail which gives access to all the downstairs apartments. To the left of the hall is the drawing room, a charming and very elegant room with windows to the side and front, with wood burning stove and working shutters. Across the hallway are the study to the front with stove and window shutters and the formal dining room to the rear. From the rear hallway is access to a two piece cloak room and stairs down to the impressive breakfasting kitchen with handmade floor and wall units with Iroco wooden work tops made by local craftsman, Andrew Fitzpatrick. There is a dark green Aga, double Belfast sink, room for table and chairs and access to the utility room. Also from the rear hallway is access through stable style door to the back courtyard.

A elegant well lit curved stairway with window to the side gives access to the first floor. To the left of the hallway is the master bedroom with windows to the side and rear, picture rail and dado rail. There are three further bedrooms (two en suite) and an impressive family bathroom with roll top bath with claw feet, wash hand basin, WC and separate shower compartment.

On the top floor there are two further attic rooms with velux windows.

St Ronans Place
The present owners have completely refurbished and renovated the outbuildings to create an impressive three bedroom detached holiday cottage. On the ground floor is an open plan sitting room / kitchen / dining room, one bedroom and bathroom, on the upper floor are two bedrooms and a shower room.
