The front of the property overlooks Hampton Court Green whilst Bushy Park and the River Thames are both extremely close by. Hampton Court Station is about 0.3 miles away and provides regular and direct trains into London Waterloo in around 33 minutes. The road links are also excellent with the M3 being just 4 miles away which links with the M25 and M4. Heathrow airport is located about 10 miles away. The London Borough of Richmond upon Thames is popular with families as it offers an excellent range of both independent and state schools.

Palace Gate House provides a wealth of history and has links with Hampton Court Palace dating back to the 1500's. By 1640 it was the official residence of Thomas Smithsby, the Under House Keeper of the Palace responsible for managing the operation of the Palace in all its aspects. Smithsby lived at the house until he surrendered his office in 1656 to one of Cromwell's generals after the execution of Charles I. In the late 1600s Jasper English, a court official, gained the lease and upon his death in 1710 his son, Somersett English, was given permission to demolish and rebuild Palace Gate House. Much of the original timber frame of the house was retained and many old timbers were re-positioned in the new house, however by 1734 Somersett English applied to divide his house and was granted permission. The work involved creating a new entrance, replacing windows, creating a hallway and installing a suspended wooden floor. After the death of Somersett English Palace Gate House was leased to various tenants. In the mid 1800s Palace Gate House and the two adjacent buildings were re-amalgamated to lodge the Palace Police who had been recruited to cope with the demanding crowds following the opening of Hampton Court Palace by Queen Victoria to the public. By the turn of the century Palace Gate House was being used as part of a restaurant and tea room yet by the turn of this century the property was once again neglected. In 2011 the current owners bought the freehold of Palace Gate House and spent a couple of years repairing the building and returning it back to a home.

With an abundance of period features throughout including wood panelling, coving, cornicing, fireplaces, sash windows and wooden window shutters this unique home provides versatile accommodation, ideal for modern living. A charming walled and gated court yard garden with an array of flowers, shrubs and rose bushes welcomes you into the front of the property to an ornate front door opening in to an attractive wood panelled and tiled entrance hall leading to the ground floor accommodation. The open plan kitchen/dining room is situated at the front of the house providing views over the courtyard and featuring traditional window seats, fireplace and wooden flooring. A range of stylish wall and base units and integrated appliances can be found in the kitchen area. To the rear of the house a short flight of steps lead down to a bedroom, shower room and separate cloakroom.

Stairs lead up to a half landing which comprises bedroom with feature fireplace and modern fitted bathroom. A further staircase leads to the first floor where the impressive drawing room and master bedroom are located. Beautiful sash windows provide delightful views of Hampton Court Green and an ornate fireplace, wooden floors, wooden panelling and beautiful Georgian door handles make this a perfect room for relaxing or entertaining.

Externally there is a courtyard garden to the front, ideal for al fresco dining.
