Location

West Lodge lies close to the village of Methven, in a popular location within easy commuting distance of Perth. Description

West Lodge is a delightful, single storey former lodge house, set in generous and beautifully landscaped garden grounds. Formerly part of the Methven Castle Estate, the original lodge is believed to date from around the 1820s. Designed by the architect Gillespie Graham, it incorporates delightful features such as gothic arched windows and a deep canted bay. The house was substantially extended during the 1980s to form this well proportioned family home on one level.

ACCOMMODATION

Accessed via a driveway leading from the main road, a tarmac sweep leads round the perimeter of the house. From the parking area at the front, steps lead to the main door, which in turn leads to the welcoming inner porch.

The hall has doors to all main rooms, and natural light is provided by a skylight. There are two deep storage cupboards, one of which houses the Valliant gas fired boiler, and a hatch with Ramsay ladder leading to a good sized loft.

The living room is set to the front of the house. A bright and sunny room, it has full height glazed windows looking south towards the front garden and also benefits from windows to each side. There is a coal effect gas fire set in a slate tiled hearth and surround. Adjacent to this is the dining room. Open plan to the kitchen, this is an ideal space for entertaining. Charming and characterful rooms, Bedroom 1 has a deep curved bay with three arched windows as well as a window to the front, and Bedroom 2 has deep windows looking out to the side and rear. Both have generous sized fitted wardrobes. Bedroom 3 is a sizeable double bedroom located to the rear of the house. Adjacent to this, Bedroom 4 has ample space for a single bed or could equally make a useful study.
