Full description

A delightful extended former lodge house with beautiful landscaped gardens, in a rural setting on the edge of the village.

West Lodge lies close to the village of Methven, in a popular location within easy commuting distance of Perth. Methven is a thriving community which has a number of local amenities including a post office, general store, pub, restaurants, a filling station and garage and playing field with sports facilities. Primary schooling is available in the village.

Perth, around 5 miles to the east, has an excellent range of high street shops, supermarkets and professional services, and is in a pivotal position, with motorway and dual carriageway connections to all the major cities of central Scotland. Perth also has a railway station with services to Edinburgh, Glasgow, Dundee, Aberdeen and Inverness. Edinburgh International Airport lies 46 miles to the south while Dundee Airport is only 27 miles east and has regular flights to London Stansted.

In addition to secondary schools in Perth, there are well regarded private schools in the area including Glenalmond College, Ardvreck and Morrison's Academy, both in Crieff, and Strathallan, Kilgraston and Craigclowan Preparatory School.

Recreational and cultural opportunities in and around Perth are excellent, with facilities including the Concert Hall, Perth Racecourse and Scone Palace, one of Scotland's finest stately homes.

The Perthshire countryside offers an abundance of opportunities for outdoor enthusiasts, such as hill walking and cycling. For country sports enthusiasts there is plenty of game shooting and stalking, and some of the finest salmon and trout fishing available on the county's rivers and lochs. There are numerous golf courses nearby including Murrayshall at Scone, Ferntower at Crieff, and the famous championship courses at Gleneagles, around 16 miles.

West Lodge is a delightful, single storey former lodge house, set in generous and beautifully landscaped garden grounds. Formerly part of the Methven Castle Estate, the original lodge is believed to date from around the 1820s. Designed by the architect Gillespie Graham, it incorporates delightful features such as gothic arched windows and a deep canted bay. The house was substantially extended during the 1980s to form this well proportioned family home on one level.

Accessed via a driveway leading from the main road, a tarmac sweep leads round the perimeter of the house. From the parking area at the front, steps lead to the main door, which in turn leads to the welcoming inner porch.

The hall has doors to all main rooms, and natural light is provided by a skylight. There are two deep storage cupboards, one of which houses the Valliant gas fired boiler, and a hatch with Ramsay ladder leading to a good sized loft.

The living room is set to the front of the house. A bright and sunny room, it has full height glazed windows looking south towards the front garden and also benefits from windows to each side. There is a coal effect gas fire set in a slate tiled hearth and surround. Adjacent to this is the dining room. Open plan to the kitchen, this is an ideal space for entertaining. It has south facing full height windows and French doors opening to a front patio. An arch opens to the kitchen. This has a range of fitted beech effect units with granite worktop. There is a Smeg free standing range cooker with extractor fan and stainless steel splash back, stainless steel sink with mixer tap, a Neff integrated dishwasher and space for a refrigerator. A deep shelved larder cupboard and an additional shelved cupboard provide ample additional storage. A door from the kitchen leads to a rear porch, from where a further door leads to the side of the house.

There are three good sized double bedrooms and a further study or Bedroom 4. Two of the bedrooms have been created from the original deep walled stone lodge. Charming and characterful rooms, Bedroom 1 has a deep curved bay with three arched windows as well as a window to the front, and Bedroom 2 has deep windows looking out to the side and rear. Both have generous sized fitted wardrobes. Bedroom 3 is a sizeable double bedroom located to the rear of the house. Adjacent to this, Bedroom 4 has ample space for a single bed or could equally make a useful study.

The family accommodation is served by a spacious family bathroom with coloured suite including bath and separate shower, and there is a useful separate cloakroom with WC.

This is a delightful property which has been thoughtfully extended and laid out to provide accommodation ideal for modern family living.

The gardens at West Lodge are a particularly fine feature. Once a thriving nursery business, they have been extensively landscaped and planted with a variety of well established specimen plants and trees to provide year round colour.

The front garden comprises an ornamental paved path and gravelled beds with a mixture of trees and shrubs, intersected by a burn bisected with wooden bridges. Raised beds surround the house, with well stocked colourful planting providing a lovely outlook. There is a patio area to the front, and ample space to the side for a further outside seating area. Stone arches lead from here via steps to the upper garden. This has a generous expanse of lawn with planting including conifers, shrubs and a group of mature trees, providing shelter and privacy, and a small orchard of apple and plum trees. There is an area of gravelled terrace, a wooden storage shed and two large commercial greenhouses (approximately 19.8 m x 12.95 m (64'11"x 42'6")).

Ample tarmaced parking is available to the front, side and rear of the house. A single garage is integral to the extension of the main house, accessed via an up and over door and separate door from the rear courtyard.

Acreage: 0.9 Acres

From the A9 at Perth take the A85 signed towards Crieff. After approximately 3.5 miles, before the village of Methven, the entrance to West Lodge is on the right hand side. Go through the gates over the shared driveway and the lodge is on the left hand side.
