Tenure: Freehold

A delightful Grade II listed cottage at the heart of Aldeburgh situated in the vibrant High Street within a very short walk of the beach, fine restaurants, local shops and art galleries. Tyne Cottage is a rare property which has been a much loved holiday home and a successful holiday let. The property which has an interesting history has managed to escape the destruction of "renovators" in the past thirty years and so retains many of its lovely original features and one or two surprising treasures which have been handed down with the cottage by previous owners. The accommodation includes three double bedrooms on the first floor and a family bathroom. There are two large reception rooms plus a kitchen on the ground floor and the property benefits from a small rear courtyard from which there is a pedestrian access and short cut to the beach via King's Street at the back. The cottage is heated by modern programmable oil filled electric thermal radiators and mains gas is connected. The owners have researched the history of Tyne Cottage and have relayed the following:

"There has probably been a cottage on this site since Aldeburgh was founded. The map of town dated 1595 shows a building here. Until about 1850 the property was a pair of back to backs. The one fronting the High Street incorporated the front rooms of Tyne Cottage and Old Cottage (150) next door. In 1850 the cottages were divided down the middle giving both of them an entrance on the High Street. Tyne Cottage has the original front door. The deeds go back to that alteration when the copyhold of the property was in the ownership of Grandfather Harling, a fisherman who kept his boat at Slaughden. He used to go as far as Iceland for his fish and the supposition is that the cottage was given its name as the Tyne was a safe haven on the way. The present kitchen was a store for fishing equipment and the bedroom above was the old sail loft, reached via a trap door which can be seen in the kitchen ceiling.

At the turn of the century (1900) the freehold was bought from the Blackheath Estate by the Harlings for £5.00 and the cottage behind it (number 11 King's Street) was built to house an unmarried daughter.

An early photograph portrait of about 1880 which hangs above the stairs (shown in these details) is of Grandfather Harling and his wife. The beautiful girl, also above the stairs, was one of his granddaughters who died young during the First World War. Her brother, the sailor in another photograph was Charles Smith-the grandson who rose to become Mayor of Aldeburgh."

Tyne Cottage was purchased by the present owners in 1974 and transferred to the family company in 2013 complete with all its furniture, ornaments and pictures. Inevitably items have had to be replaced in the intervening forty years but our clients have taken great pains to preserve the character of the cottage-something we hope the right buyer will appreciate and value.

Aldeburgh has a vibrant High Street with art galleries, pubs and fine restaurants. There are good local shops, a cinema, doctors' surgery and dental practice. The town has its own cottage hospital, library and primary school. There is a golf club, and sailing clubs with wonderful walks along the Alde estuary and unspoilt shingle beach. Local attractions include the world famous Snape Maltings Concert Hall, and the nature reserves at North Warren, Minsmere and Havergate Island. The nearest railway station is approximately 7 miles away at Saxmundham, with connecting services to Liverpool Street Station.
