A beautifully finished country house ideal for access to Perth and Dundee

Location

Birch House is located just outside the village of Ardler, in the heart of Strathmore. Strathmore is a fertile area between Forfar and Perth with the Sidlaw Hills to the south and the Angus and Perthshire Glens to the north.

Ardler is a pretty rural village which is easily accessible from both Perth and Dundee. The "Fair City" of Perth is only 17 miles to the south west and has a wide range of shops, supermarkets and professional services. There are also extensive facilities in Dundee which is an established centre of excellence in education and life sciences, and has renowned cultural facilities. More locally, shops are found in Coupar Angus, with Blairgowrie providing a wider range of services. There is a local shop and primary school in Meigle with secondary schooling in Blairgowrie or at Websters High School in Kirriemuir, which along with Craigclowan and Dundee High School have bus services to and from Meigle.

The area is well known for its range of outdoor pursuits. There are three golf courses at Alyth, as well as courses at Kirriemuir and Blairgowrie, including the championship courses at Rosemount. The Perthshire hills and nearby Angus Glens provide excellent hill walking, together with ski-ing at Glenshee. Fishing can be taken on the Rivers Tay, Isla and Ericht.

Description

Birch House was built in 2011 and has all the benefits of a modern property while also having the character and warmth of a traditional country house. Enormous thought has been put into the fabric of the house with natural materials used wherever possible. Richly grained teak flooring flows through the ground floor rooms. A mixture of walnut, elm and granite have been used in conjunction with cream coloured kitchen units and in the bathrooms, bespoke maple cabinets sit alongside travertine tiles. Timber double glazed sash and case windows, brass light switches and a Farrow and Ball paint scheme are all testament to the quality and finish of Birch House. The house has also been very effectively insulated.

The accommodation is arranged over two storeys. Double front doors open to a spacious vestibule and then to the reception hall. The sitting room is characterised by a magnificent stone fireplace with wood burning stove. Built-in book shelves cover the walls on either side of the fireplace and French windows lead out to the garden. On the opposite side of the hall a broad arch leads into a dining kitchen which spans the width of the house. With a gas fired Aga and a range of Smeg appliances as well as lots of space for a dining table, the kitchen is ideal for entertaining and for family life. The utility room, with fitted units and larder space, gives access both to the rear garden and an integrated garage with floored roof space. Also on the ground floor are a cosy family room and a cloakroom.

On the first floor a broad landing leads the master bedroom with en suite shower room, two double bedrooms, a family bathroom and a fourth bedroom which is currently used as an office. The house is south facing and has extensive views north towards the Angus Glens and south to the Sidlaws.

Garden
A gravel driveway and parking area is surrounded by neat lawn at the front of the house. To the rear of the house an area of decking provides a sheltered place to sit out in good weather.
Studio / garden store

An outbuilding is divided into a useful garden store and a studio which is floored and served with light and power.

Square Footage: 2,633 sq ft
Acreage: 0.33 Acres

Directions

From Perth take the A94 through Coupar Angus towards Meigle. After about 2 miles turn right at the signpost to Ardler. At the T-junction, turn right (instead of turning left into the village). Birch House is the second house on the right hand side after about 0.3 miles.

Alternatively, from Dundee take the A923 and then the B954 to Meigle. From Meigle take the A94 towards Coupar Angus. About two miles along the A94, just after Arthurstone Farm take the left hand turn signposted to Ardler and follow the directions above.
