The Property
Oakhill is a Somerset village within easy reach of both Bristol and Bath, near the beautiful Cathedral City of Wells and just 15 minutes’ drive from Babington House, the popular countryside Spa and retreat. Situated in a designated Area of Outstanding Natural Beauty, Oakhill is typical of the picturesque Somerset villages on the fringes of the Mendip Hills where the landscape has changed little over the centuries thanks to strict planning laws. Set in an excellent location on the edge of the village The Old Vicarage was built in 1890 and is beautifully presented. With its handsome exterior and superbly proportioned interior, The Old Vicarage has been transformed in recent years by the current owners - the entire property commands an exceptionally high level of finish and all improvements have been executed with flawless taste and attention to detail, offering a substantial family home.

Location
The Old Vicarage occupies a wonderful position on the fringe of the village, tucked away from main roads. Oakhill boasts an award-winning gastropub, a primary school and a large recreation ground. Amenities are available at Shepton Mallet, (approx 2.5m), Wells (approx 6m), with more extensive facilities available in the World Heritage City of Bath and the commercial centre of Bristol, about 13 and 17 miles to the north respectively. Babington House, a private members club and country retreat offering luxury rooms, a “Cowshed” spa, swimming pool, tennis courts, cocktail bars and fine dining, is just 7 miles away.

Communications in the area are excellent with the A37 nearby; a fast train service runs from Castle Cary (approx 11m) to London Paddington, journeys taking approx 90 minutes. Alternatively, there is a service from Bath taking approx 85 minutes. Bristol International Airport is 17 miles away, offering national and international flights. There are several exceptional independent schools within reach of the property, including Wells Cathedral School, Millfield, Downside Abbey, Warminster, Sherborne and St Mary’s Shaftesbury, plus those in Bath, nearby Bruton and Bristol. Sporting facilities in the area include golf at Wells, Maesbury and Castle Cary; racing at Wincanton, Bath and Salisbury whilst shooting and fishing are extensively available locally.

Ground Floor
The Old Vicarage succeeds in retaining its period charm and heritage whilst providing excellent accommodation for modern day family living, extravagant entertaining and social events. Internally, prominent architectural features and period flourishes are complemented by stunning contemporary fixtures, furnishings and decoration. Upon entering, the property provides a superb hallway with original Victorian mosaic tiled floor, and magnificent oak staircase. On the ground floor there are three main reception rooms each enjoying good proportions, high ceilings and fine chimney pieces and fireplaces.

The air-conditioned kitchen is exquisite, opening out to a glazed orangery to the rear, providing a stunning informal dining space. The newly-fitted kitchen was designed by Smallbone and has a 25 year guarantee. Four-oven Aga with electric hob, built-in Miele Nespresso coffee machine, Miele microwave, Miele zoned wine cooler and a Quooker instant boiling water tap. Featured in Essential Kitchens magazine, this magnificent space has under-floor heating and air-conditioning as well as a built-in sound system.

Also on the ground floor are two cloakrooms, one featuring a Thomas Crapper Victorian suite, a study/office room, large fully-fitted utility room with belfast sink and flagstone floors, pantry, separate larder, boiler room and log store.

First floor
Two separate staircases lead to the first floor, with six double bedrooms, two currently serving as offices, five including original fireplaces. Two of the double bedrooms form an enclosed guest suite with an under-floor-heated Jacuzzi bathroom by Ripples of Bath. Also at first floor level is a recently re-fitted family bathroom.

Second floor
Of particular note is the master bedroom suite, occupying the entire second floor. This exceptional attic conversion was completed in 2009, winning the South West Regional Master Builder of the Year Award.

With views as far as the White Horse in Westbury, the suite comprises a beautiful open-plan bedroom and sitting room area benefiting from generous ceiling height, with kitchen facilities, two dressing rooms, spacious limestone bathroom and a balcony. Flooded with natural light from the glass roof crown, the space is fitted with touch sensitive multi-location memory dimmer lighting and is air-conditioned and professionally sound-proofed.

A particularly notable feature is the separate set of secret stairs behind a bookcase - pulling out a book opens the door to a hidden staircase leading to bedroom five below. The balcony provides a lovely place to sit out and enjoy the wonderful views.

Cellar
The cellar has been converted into an air-conditioned gym and houses the hub for a cabled network for internet and audio-visual systems throughout the house

Outside

The larger trees which edge the property provide privacy and seclusion, whilst an orchard includes a variety of apple and pear trees which annually bear fruit.

There is a fenced vegetable garden comprising 6 raised beds, a greenhouse and shed. In addition to an outdoor sound system including hidden speakers, the garden benefits from outdoor lighting at various points including floodlighting of several of the trees and along the driveway. In 2009 it was awarded 4* Holiday Accommodation status by Visit Britain and has been successfully rented by the current owners as a popular holiday let. The Coach House includes a fully-fitted kitchen with Smeg appliances: dishwasher, washer/dryer, electric oven and halogen hob. There is a sitting room, double bedroom and a shower room with under-floor heating. It has its own boiler situated in the garage and its own oil tank.
