Location
Esthwaite Water is situated in the South Lakes between Windermere and Coniston Water immediately south of Hawkshead. Hawkshead Village is where the National Trust has a Beatrix Potter gallery. The village of Near Sawrey is at the southern end of Esthwaite Water.

Esthwaite Water
Extending to approximately 285 acres together with part of the south western foreshore. The property includes a boathouse, small café, car park together with a diversified leasehold business based on trout and pike fishing, bird watching (ospreys), café and artist studio. Car parking is used by visitors to Beatrix Potter's house Near Sawrey.

Esthwaite Fishing
Esthwaite Water is a beautiful and varied fishery with deep basins and shallow bays. It is a glacial lake set in the silurian hills of the Lake District.
The lake is stocked monthly during the season and is a popular destination for visiting fishermen. In addition to the trout fishing there is an onsite tackle shop, tackle hire, fishing tuition and guiding service. The fishery is renowned for its large trout (brown trout 13lb 8oz).

Esthwaite Water had the English record pike at 46lbs 3 years ago. The lake is renowned for its large head of pike which is popular with visiting fishermen during the winter months. It is widely recognized as the most productive big pike lake in the country.

The coarse fishing is not marketed, but there is a good stock of bream (15lb) perch (4lb), eel (7lb), roach and rudd. The coarse fishing has significant potential and provides an opportunity to increase the business.

Café
A traditional stone boathouse has been converted into a modest size café which has planning permission to be doubled in size. There is a beach area with pic nick tables.

Osprey Experience
There are three pairs of breeding ospreys which are resident at the lake between March and October each year. They have successfully bred in the past and they are a significant visitor attraction, especially for bird watchers and photographers. The business provides good signage at the lake for the Osprey Experience. The "Osprey Safari" is tailored to give the visitor the very best experience to get within a boats length of a diving osprey. Beatrix Potter's house is located approximately 500m away from the south of the lake and attracts upwards of 100,000 visitors annually. Car parking is limited at Near Sawrey. A purpose built car park which is located approximately 200m south of the boathouse, a car park meter was installed in 2015. The car park has space for 45 cars together with ten free disabled spaces. Visitors to the Beatrix Potter Experience can follow a nature trail around the south end of the lake and visit a small studio located opposite the boathouse.

The Business
All leisure activities on Esthwaite Water are exclusive to the Lessee. The leasehold business primarily operates as a fishery, a café and the artist's studio. Frederick Warne & Co have issued a Licence to the business to use the Beatrix Potter characters.
Accounts for the year ending 31st March 2016 show a net turnover of £130,401 and operating profit of £25,000

The leasehold business currently employs one full time person who has considerable knowledge and expertise in running the business on behalf of the current lessee.

Planning
Planning permission reference number 7/2011/5038 was granted for change of use from fish farm to visitor centre including change of use of the boathouse from a shop and café to café, fisherman's lodge to shop, workshop to boathouse and food preparation, and provision of pay and display machine.

Planning permission reference number 7/2012/5007 was granted for an extension to café and formation of visitor centre, new jetty, raised walkway and a dipping pond platform.

Tenure
The existing Lease commenced on the 1st February 2010 and expires on the 31st January 2025. The Lease is excluded from the 1954 Landlord and Tenant Act.
The current rent is £15,000 per annum last reviewed on the 1st February 2016. The Landlords have indicated that they are prepared to extend the Lease with the new owner of the business.
