Property Description

Full description

We are delighted to present 'Farthing Barns', a pair of substantial former agricultural barns with planning approval for residential conversion, approximately 2700 sq metres of brownfield land in total. Over two thirds of an acre in size and set within the highly sought after Metropolitan Green Belt, the site was originally part of a complex of farm buildings known as Woodplace Farm, a historic settlement dating back many centuries. It offers privacy, tranquillity and direct access to Farthing Downs and Happy Valley, a Site of Special Scientific Interest and the most extensive area of semi-natural downland left in Greater London. The area is a premier destination for woodland, open grassland and stunning views of local and indeed distant landmarks such as the City of London. Right on the doorstep are many signposted walks and bridleways for both biking and equestrian enthusiasts alike.

Situated in an attractive semi-rural position the adjoining barns, built in circa 1922 on the Eastern edge of the farm complex, face away from the other farm buildings. These single story buildings are substantial, permanent and stable structures built of brickwork and iron frame construction with a concrete slab floor and a distinctive semi-circular roof profile. The site is accessed via a private road from Woodplace Lane, is well screened by trees and being fairly level with a gentle slope to the North, natural drainage away from the buildings is provided. Water, electricity and mains drainage are existing on the site.

Planning approval has been granted for the conversion of two three bedroomed dwellings retaining the distinguishing curved roof. Current plans allow for 'North Farthing Barn' (Barn A) a to be a 1300 sq ft home, master with en-suite, with a family bathroom, study, kitchen/diner and incorporates an additional mezzanine area living space. Whereas 'South Farthing Barn' (Barn B) is a more conventional 1000 sq ft home with the master also including an en-suite, family bathroom, study and open plan kitchen/living dining area. Both barns have permission to create a private courtyard area and ample parking and turning spaces. Although currently the barns are restricted to just a single storey conversion, in both cases it may be possible to increase the potential floor space by creating a first floor level, subject to the necessary permissions.

Local transport links are readily available with bus services on the A23 with stops at the bottom of Woodplace Lane whilst Coulsdon South mainline station is just over a mile away providing a fast and frequent commuter service to London. The wider M23/M25 motorway network can be accessed at Hooley junction 7 and Gatwick airport is approximately a 15 minutes drive.
