General Notes:
The property dates from 1948 and is in need of refurbishment while retaining many of the original features. When these houses were designed and built the specification was for large plots suitable for growing vegetables for a family. It was one built by the post war Labour government under the 'Homes fit for heroes' programme after world war II at roughly the same time that the NHS was set up. The fireplaces seem, quite remarkably, to be neatly intact without broken tiles. The fact they have survived is astonishing! The flat roof part to the side has a concrete roof rather than asbestos so that's a blessing! The exterior is long overdue repainting and the roof appears to be in decent order. There are some damp spots that maybe historic but it would be sensible to investigate them further. Fortunately it was built too early to suffer from large amounts of asbestos use as the flat roof is made from concrete instead. The main roof construction will probably be of traditional 9" x 2" purlins and rafters I expect although I haven't inspected it.

The Plot:
The Plot is front heavy and for extension and development opportunities (i.e trying to get a second property on the plot) the building line would need to move forward to provide a tangible solution to my thinking, which, may conflict with planners determination with what is 'in keeping' with the appearance of the road, however, planning regulation is at a less confrontational point than in past years. The plot is very front loaded. (Refer to the land registry plan on page 7)

The plot is triangular in shape being a right-angled triangle with the two shorter lengths along the road and the side overlooking the sports field being about 100Ft or so in length.




Heating:
Originally open fires but there have been storage heaters installed subsequently. Realistically start again from scratch.

Electrics:
Needs a complete re-wire.

Windows:
Currently older PVC double glazed windows. Probably OK in the short term but very much towards the end of their working life.

Décor & Carpets:
All needs doing.

Timber:
Looking at the roof it does not appear to be warped or twisted at all and being built to old fashioned specifications is likely to be really good quality. It could use a clean but generally looks good. There doesn't appear to be any penetrating damp on the ceilings, which, incidentally appear generally in sound condition.

Damp:
There is evidence of damp in the back wall and a specialist report would be prudent. It maybe current or historic and without a report is hard to judge accurately.
