Sporting facilities in the area include golf at Sherborne, Yeovil and West Bay, horse racing at Wincanton, Taunton, Exeter and Bath and water sports can be enjoyed along the Jurassic Coast which is about 12 miles to the south. Wellwood Farm was built in 2015 and has handsome stone elevations under a slate roof. The house has spacious accommodation over three floors and includes 3 reception rooms, garden room, kitchen/breakfast room, lower ground floor with wine cellar, laundry, boot room and boiler room and to the first floor there is a master suite, four further bedrooms and four further bath/shower rooms. The house has been meticulously designed to suit the needs of the modern purchaser and has features including Sherborne stone floors to many ground floor rooms and under floor oil fired central heating to ground floor. Also of note is the superb kitchen/breakfast room which has many built in appliances including dishwasher and coffee machine and access onto a verandah from where you can enjoy the fantastic rural views. Access to the useful lower ground floor which has laundry room, utility room and boiler room. The sitting, dining and family rooms all have fireplaces with wood burners and the garden room has exposed stone walls and doors onto the terrace and gardens. The gardens are laid to grass with terraces and the land surrounds the property and includes a lake to the front and below the house.
Please see floor plans.
Built and designed to the same standards as the main house, the Cottage features a light and spacious open fronted kitchen/breakfast room as well as two bedrooms and a bathroom.
Attached to the cottage is a large studio with a vaulted ceiling which would be a fantastic space for home office, gallery or children's den.
Gardens, Grounds and Outbuildings
On approaching Wellwood Farm the drive splits with the left hand fork leading to a large gravelled parking/turning area adjoining the house, cottage and garages. The right hand fork leads to a newly built stable block with three loose boxes (space for more if needed) and tack room. The formal gardens comprise lawns and paved terraces and a lake lies to the north of the house providing a superb setting for this distinctive property.
Wellwood Farm enjoys a private and secluded location. The land enjoys a north westerly aspect in the main and comprises permanent pasture and long time leys which have undergone improvement in recent years. The majority of the enclosures are bordered by broadleaf hedgerows and trees and located to the north western corner of the farm is a small area of broadleaf woodland known as Cowleaze Coppice. The land enjoys excellent access from the main driveway to the farmhouse and buildings and has been used in recent years for grazing of livestock and mowing for hay and silage. The gentle topography and absence of footpaths would also suit both private and commercial equestrian use and the land is served by a separately metered mains water supply. Sporting rights are in hand and run with the freehold.
BPS and Environmental Schemes
The present owners have been claiming BPS on the land which will be available to transfer to the purchasers upon completion. None of the land is entered within any Stewardship Scheme or other environmental scheme.
