DESCRIPTION AND SITUATION
The site comprises 11.61 acres of pasture and arable land on the edge of the village of Overseal immediately adjacent to the A444 which runs between the towns of Burton upon Trent and Nuneaton.

The village is ideally located for commuters to several larger towns in the area including Burton upon Trent, Tamworth, Lichfield and Nuneaton and is also served by regular buses, a Post Office and convenience store. The nearby town of Swadlincote provides further services and amenities including superstores and a cinema.

N.B. the 5.5m wide track running along the northern boundary of the land is specifically excluded from the sale.

PLANNING PERMISSION
Outline planning permission for the construction of 70 residential dwellings and associated public space was granted by South Derbyshire District Council on the 16<sup>th</sup> November 2015 (Ref:9/2015/1063). The planning permission was granted subject to a number of reserved matters which include:

Permission for approval of the above reserved matters must be submitted to the local authority within three years of the granting of permission with work starting on site no more than two years after the approval of the reserved matters.

The planning permission is subject to a Section 106 Agreement which includes contributions for affordable housing, education, drainage, landscape maintenance and healthcare. The total amount payable as a result of the Section 106 will vary dependent on the final scheme approved under the reserved matters.

SOIL INVESTIGATION AND GROUND WORKS

 A Phase 2 Geotechnical Investigation and Contamination Assessment Report was carried out in September 2016 by Ruddlesden Geotechnical which is included in the supporting information pack.  This is likely to influence the site layout and/or require some additional intrusive survey work.  Offers will therefore be considered subject to resolution of these matters.

SERVICES
Western Power’s records show low voltage cables running along Acresford Road and Moira Road.

According to records, a small diameter low pressure gas main runs along Acresford Road past the site and another running along Acresford Road.

A 4” mains water pipe runs along Acresford Road and Moira Road.

Severn Trent Water have indicated that there are no sewers falling within the site boundary however a 150mm foul gravity sewer runs along Acresford Road.

BT’s rcords show that a telecoms cable runs along Acresford Road.

It is understood that no services cross the site itself, barring a telecoms cable which crosses part of the land.

No specific information on network capacities is currently available and prospective purchasers should make their own enquiries.
