A splendid detached barn conversion, extending to over 4,000 sq ft, situated within gardens and paddock of about 6.22 acres, in a Chiltern village, within a few minutes drive of Berkhamsted.

Description - Formerly a large brick built barn and outbuildings, forming part of Hemmings Farm, and built in about 1900, New Hemmings was converted into a spacious family home in about 2000. The property has light and bright accommodation, which is versatile in arrangement, having a ground floor annexe with sitting room and bedroom with en suite bathroom.

The property has spacious accommodation, which is light and bright, with high performance windows. Many of the rooms enjoy lofty vaulted ceilings with exposed roof timbers and oak flooring features throughout the reception rooms. There is a large welcoming entrance hall with cloakroom, giving access to the main living rooms, including the splendid 30' drawing room, which leads to a large study. The large, well-fitted farmhouse-style kitchen has a five oven Aga, central island and traditional pine welsh dresser, in addition to an extensive range of wall and base cupboards, with built-in appliances.

On the first floor there are three double bedrooms, all of which have en suite bathroom facilities, with the main bedroom having an extensive range of fitted wardrobe cupboards.

Exterior - The property is approached through brick piers and along a driveway, with a wooded area to one side. The driveway goes around the house and terminates in a large turning circle, with raised central island, attractively planted with shrubs and flowers. The detached garage block provides two parking bays, with electric up and over doors, plus a workshop with separate WC. There is an adjoining storage cupboard. The garden has a small paddock to the rear, and a larger paddock to the side, which extends to just under five acres. At the far end of the paddock is Whelpley Hill Park and the village centre.

Location - New Hemmings occupies an elevated position on the edge of the Chiltern Hills, on the borders of Hertfordshire and Buckinghamshire. The property is located just outside the village of Whelpley Hill, about one and a half miles from the village of Bovingdon and the nearby towns of Berkhamsted and Chesham provide a wide range of shopping, recreational and educational facilities.

The schools in the area are of a particularly high standard, with independent schools including the renowned Berkhamsted School for boys and girls, and a wide range of state schools, including the well regarded grammar schools of Buckinghamshire.

There are many lovely footpaths and bridle paths in the area, which provide endless walking and riding opportunities. The A41 bypass forms and fast link with the M25 (Junction 20) at Kings Langley, and the M1 (Junction 8) is available at Hemel Hempstead. Both give access to the national motorway network and direct routes to the international airports of Heathrow, Gatwick, Stansted and Luton.
