Attractive stone house with glorious gardens in a peaceful village setting

The village of Corton is one of the most sought after villages in the Wylye Valley and is set within a Conservation Area and Area of Outstanding Natural Beauty. The Wylye Valley is renowned for having some of the most attractive and unspoilt countryside in Wiltshire and offers the opportunity for many good walks, riding, shooting, fishing and other country pursuits.

Within the village itself is the popular Dove Inn public house with the nearby villages of Codford and Boyton providing further local amenities including a primary school, doctor's surgery, three churches, a village shop, post office and garage. The market town of Warminster is approximately 5 miles to the north west, offering further everyday facilities and a mainline railway station with services to London Waterloo (approximately 120 minutes). The cathedral city of Salisbury is 18 miles to the south east and the historic town of Bath 24 miles to the north west both offering a wider range of cultural, educational and shopping facilities. The A303 is nearby and offers excellent links to the west country and London via the motorway network.

The area is also very popular because of the excellent selection of schools at all levels. There are popular primary schools in the local villages and both Salisbury and Bath retain grammar schools. Public schools in the area include Warminster, Dauntseys, St Mary's Shaftsbury, Port Regis and in Salisbury, The Cathedral School, Godolphin and Chafyn Grove. Marlborough, St Mary's Calne, Bryanston and Sherborne are all accessible.

Right of way
The Dairy Cottage benefits from a right of way along a track on the western side of the house in order to allow access through a gate in the south western corner of the garden.

The Dairy Cottage is a delightful detached house which has been significantly improved and updated both internally and externally by the current owners. The house is built from stone elevations under a tiled roof and originally dates from 1730 with later additions in 1930 and 1960.

A generous entrance hall with flagstone floor leads to the main reception rooms. Both the sitting room and dining room have lovely exposed beams, open fires and exposed floorboards. The study also retains its character and benefits from a wood burning stove and fitted book shelves. To the rear is a south facing kitchen/breakfast room which has a range of fitted units with granite worktops, AEG electric cooker with double oven and ceramic hob, integrated fridge/freezer and dishwasher and larder. A door leads out to a terrace which is one of the many areas from which the garden can be enjoyed.

On the first floor there are four good sized double bedrooms with two bath/shower rooms.

The property is accessed over a drive which passes the front of the house and leads to a double garage and workshop. The gardens are a particular feature of the house and extend to about 1.5 acres with plenty of diversity. There are wonderful mature trees throughout the garden, established orchard, productive vegetable beds as well as numerous attractive and well planted flower beds. The western boundary is bordered by a thatched stone wall along which is a refurbished summer house.

Square Footage: 2,468 sq ft
Acreage: 1.5 Acres

From Salisbury take the A36 towards Warminster. Shortly after passing the turnings to Codford take a left hand turning signposted Corton and Boyton. Follow this road to the T-Junction passing over a level crossing. At the T-junction turn right towards Corton. Once in Corton village take the second right hand turn right towards the Dove pub. Pass the pub on your left and continue passing the green Corton notice board on your left. As the road bends to the left, the entrance to Dairy Cottage can be found straight in front.
