A single parcel of 17.43 hectares (43.07 acres) arable land situated on the outskirts of Warwick.
Location - The land is situated to the south west of the county town of Warwick. The town centre is approximately 2 miles distance and the hamlet of Hampton on the Hill is approximately one mile to the west. The land is located to the south of the A4189 (Hampton Road) and runs parallel to the A46. A range of facilities can be found in Warwick, Leamington Spa and Stratford-upon-Avon. The nearest mainline railway station can be found at Warwick Parkway.
Soil - The DEFRA Magic Interactive Map indicates that the soil type is slowly permeable, seasonally wet, slightly acid but base-rich loamy and clayey soil. The MAFF Agricultural Land Classification (Post 1988) plans indicate that the land is Grade 3b.
In 2008/2009, the land was used as a borrow pit during the construction of the A46 Stratford link road.
Boundaries - The boundary to the east consists of post and 4 rail fence adjacent to the highway. To the south is a ditch and mature hedge. To the west is a combination of mature hedge, pond and ditch with a recently planted hedge and protective fencing. To the north is the A4189 which is delineated by a dilapidated post and rail fence.
The Purchaser shall be deemed to have a full knowledge of all boundaries and neither the Vendor nor the Selling Agents will be responsible for defining the boundaries or ownership thereof.
Topography - The northern part of the land is relatively level, sloping from the A46 to the south and south west. There are a number of mature in-field trees and it is evident that the soil has been built up around these as a result of the borrow pit re-instatement works.
Overage Clause - The land is subject to a 25% clawback for a period of 25 years from the date of completion, in the event of the site being released for residential or commercial development, as a result of an approved Planning Permission.
Access - The land is accessed from the A4189 Hampton Road via a right of way over a hard surfaced track shown yellow on the plan.
Rights Of Way - We are not aware of any private or public rights of way over the land.
Services - There are no known mains services connected to the land.
Basic Payment Scheme - The land is registered under the Rural Land Register with the Rural Payments Agency. No Basic Payment Scheme entitlements are included in the sale. The Basic Payment Scheme 2016 Claim payment will be retained in full by the Vendor.
Cross Compliance - The Purchaser will be required to comply with the Cross Compliance Regulations until the 31st December 2016, as set out by the Rural Payments Agency for the 2016 scheme year, and indemnify the Vendor for any loss or penalty as a result of any breaches of Cross Compliance.

Previous Cropping - The land was used as a Borrow Pit for the Stratford link for the A46, and was out of production in 2008/2009. A green cover crop was planted in 2010, and the field has been planted to wheat in 2012. 2013, 2014, 2015 and 2016.
Sporting Timber And Mineral Rights - The sporting, timber and mineral rights in so far as they exist are included in the freehold sale.
Wayleaves & Easements - We are aware that there is a Severn Trent Water easement across the land. There are no known wayleaves or other easement over the land.
