Holt is a charming village situated on the banks of the River Dee which at this point marks the boundary between Wales and England. The site extends to approximately 2.80 acres and has good frontage to Wrexham Road. It is of a regular rectangular shape and is level. The site is enclosed by a well established mature hedge and enjoys and attractive outlook to the south west over open countryside and to the south across the Dee Valley.

The layout, scale and appearance of the buildings, together with the landscaping of the site, are Reserved Matters in respect of which an application for approval must be submitted to the Local Planning Authority before the expiry of three years from the date of the permission. A Planning Obligation under Section 106 of the Town and Country Planning Act 1990 has been entered into.
