Full description

Tenure: Freehold

A very fine and historically important country house, once a watermill, cleverly converted to create a wonderfully characterful home with space and versatility in abundance, together with an adjoining cottage, a large garage/workshop and around 1.5 acres of beautiful gardens and grounds.

Delightful rural location, with fabulous views, convenient for Kendal, Milnthorpe, Kirkby Lonsdale and the Lake District.

Viver Mill has a long and interesting history. Once a working Corn Mill, driven by water power, the property dates back to the 13th Century and is mentioned in the Domesday Book.

Viver Mill has been restored and sympathetically converted by the present owners to create a very fine and substantial family home which retains many original features including the water mill wheel and impressive cruck beams.

Attached to the main house is a two bedroom cottage known as Mill Cottage, ideal for income generation or for providing ancillary accommodation.

The property also includes a large, modern but traditionally styled detached double garage/workshop and two driveways providing ample room for parking.

The house and cottage are set within around 1.5 acres of beautifully laid out gardens and grounds including a delightful pond, a restored mill race, an orchard and a summerhouse.

The property is surrounded by rolling countryside and forms part of the rural hamlet of Viver, near Hincaster and Milnthorpe. The views are sublime.

The owners run a successful bed and breakfast business, letting out two bedrooms in the main house, and this may be of interest to those parties looking for a home based business opportunity.

From Junction 36 of the M6 motorway take the A65 Kirkby Lonsdale exit and head east. At the first roundabout turn left onto the A65 Kendal Road, signposted to Crooklands/Endmoor. Follow the road for about a mile to reach the Crooklands Hotel on the right, signposted to Milnthorpe. Go over the canal bridge and keep right. Continue over the dual carriageway and then turn right at a crossroads, opposite Woodlands Nurseries, signposted to Heversham. Follow the road to a crossroads a turn right, signposted to Stainton. Follow the road for about half a mile to reach the hamlet of Viver and Viver Mill is the first property on the right-hand side.

Viver Mill forms part of the rural hamlet of Viver on a country lane between the villages of Stainton and Hincaster, surrounded by rolling countryside. Nearby is a lovely stretch of the Kendal - Lancaster Canal and Viver is on the National Cycle Network.

The historic market town of Kendal, renowned as being the gateway to the Lake District, is about five miles away. The property is also convenient for Milnthorpe, about three miles away, where there is a Booths supermarket and a highly regarded secondary school, Dallam, and also for Kirkby Lonsdale and Queen Elizabeth School.

Viver is well placed for junction 36 of the M6 motorway and for access to Oxenholme Railway Station on the London to Glasgow West Coast mainline.

The house and cottage are set within beautifully laid out gardens which have been separated out into “zones” by Beech and Cotoneaster hedging.

The main feature is a pretty pond with its water lilies and timber decked pathway which surrounds it. The pond sits splendidly in front of the house and balcony where there is a screened water wheel and mill race. The mill race curiously passed beneath the pond and bisects the main garden.

Lawned gardens with herbaceous flowerbeds, shrubs, rockeries and trees.

Orchard and vegetable garden, completely screened by Beech hedging.

Delightful hand built, oak framed summerhouse, clad in cedar and with a cedar shingle roof. The summerhouse is surrounded by an oak decked sitting out area. Original gritstone mill wheel on an oak support creating a table for al fresco dining. Mill pond.

Good sized timber garden shed.

Two driveways, each secured by five bar oak gates, providing ample room for the parking of several motor vehicles, boat, motorhome or trailer.

Mains water and electricity. Oil fired central heating. Septic tank drainage.

Superfast broadband is in the process of being connected to the house and cottage.
