Brownrigg has an attractive rural location approximately one mile to the south of, and above, the A698 which links Kelso with Jedburgh.

Crailing lies approximately one mile to the northwest of Brownrigg and both Jedburgh and Kelso have a good range of shops, schools, sporting and recreational facilities.

There are fine outlooks from the plot and the surrounding countryside is noted for its scenic beauty. The St Cuthbert's Way (long distance footpath) passes to the southwest of the plot.

From the A698 take the minor road signed "Brownrigg" almost opposite Crailing and head uphill for approximately one mile. Brownrigg lies slightly to your left at the top of this road and is clearly visible from the T-junction.

This is a fairly level plot with open south westerly outlooks. The plot extends to approximately 0.13 acres/0.052 ha.

NB: There are two residential plots at Brownrigg and this is Plot 1.

Mains water supply pipework will be laid to the side of the plot and the purchaser will be responsible for connecting this to their property. This is a mains supply through private pipework and the purchaser will be responsible for installing a meter. The purchaser will also have a share of responsibility for future maintenance of the private pipework from the mains connection.

There is mains electricity at Brownrigg and the purchaser will be responsible for making necessary arrangements to connect the plot, suitable for their requirements.

The sellers have provided a septic tank and associated pipework outwith the curtilage of the plot and the purchaser can connect to this from the manhole on the site.

The septic tank requires the use of an aeration plant and an electricity supply and the installation, cabling, testing and commissioning of the aeration plant will be the responsibility of the sellers. Future maintenance of the septic tank, pipework and aeration plant will be shared equally between the users.

The sellers will lay a cable from the aeration plant to a sub-meter which they will install by the main electricity meter within the plot once this location is known. The purchaser will be responsible for reading the sub-meter and the cost of any power used will be shared between the users of the septic tank.

Future maintenance liability for the shared private access track will be according to user.

There is a BT line to Brownrigg which serves the other properties there and it would be the purchasers responsibility to arrange for a line to be taken to the subject plot.
