The village of Midford is situated about 4 miles south of Bath and consists of predominantly period cottages and larger family homes under the backdrop of the Midford viaduct. This active village boasts a well regarded pub – The Hope and Anchor, renowned for its excellent dining and access to the newly opened Two Tunnels cycle path that follows a disused railway, creating an almost level and direct route of approximately 2 ½ miles between the Midford valley and Bath city centre. Neighbouring villages include Hinton Charterhouse, Freshford and the hamlet of Combe Hay with a prize winning gastro pub, The Wheatsheaf. There is a regular bus service that runs into Bath City Centre. Bath Spa station offers high speed links to London Paddington (90 minutes approximately), the West Country and Bristol Temple Meads. Bristol International Airport is only some 23miles/40mins distant. Bath also provides an excellent range of private and state education schools with nearby private schools to include Monkton Combe, King Edwards & Prior Park and well regarded state schools, Freshford Primary, Combe Down Primary, Ralph Allen and Beechen Cliff.
The Mill House is a Grade II Listed mill and house situated in an idyllic country location on the southern outskirts of Bath. This attractive property enjoys mellow Bath stone elevations with ashlar stone surrounds to the sash windows and doors, beneath a Cotswold stone roof, with river frontage and gardens of just over ¾ of an acre. It is believed that there has been a mill on the site of The Mill House since the Domesday Book and during the 13th and 14th Centuries is was the mill to Hinton Charterhouse Priory. The present Mill House dates from the 17th Century and the mill was working commercially until 1959. The interior retains many period features including spectacular exposed beams, beautiful fireplaces and lovely recessed windows.
The Mill House offers spacious accommodation arranged over 3 floors with access to the adjoining mill from the ground and first floors. On the ground floor is a large entrance hall, a drawing room and a sitting room, each with open fireplaces, a wine cellar, downstairs bathroom, a bespoke fitted kitchen with Aga and a breakfast room that provides views over the mill chase. On the first floor there are 2 double bedrooms and a bespoke family bathroom with freestanding bath, silver nickel taps and towel warmers and there are 2 further double bedrooms on the second floor. All the bedrooms enjoy picturesque views over the neighbouring countryside.
The former mill is a unique part of The Mill House and has accommodation arranged over 4 floors. As the chase is still active there is also potential to restore the mill wheel for electricity generation to include an electric turbine or wheel for consistent generation of hydro power (subject to the necessary consents and permissions).
Opposite The Mill House is The Wagon House which provides additional garaging for two cars plus parking in front for one further car. 3 parking spaces to the front of the property.
The gardens are located to the south and west of the property and overlook Wellow Brook which flows along the length of the garden and joins the Cam Brook at the end of the property to form the Midford River. The Mill House has riparian rights along its river frontage with very good vantage points to excellent trout fishing.
The beautiful gardens are well stocked and carefully maintained; a major proportion has been laid to lawn with borders and beds filled with thoughtfully planted shrubs and flowers. There is a terrace area outside of the dining room which is perfect for al fresco dining.
At the end of the main garden is a footbridge over the river which leads to the “island” which has been maintained as a natural habitat together with a number of trees including apple, rowan and oak.
We are advised that mains gas, electricity, water and drainage are supplied to the property. The Mill has night storage heating. Private drainage.
