Community Infrastructure Levy - As of 1st June 2014, a community infrastructure levy must be paid on all new build properties. This payment can be made in three instalments the first of which must be paid upon commencement for the development. The CIL payment is due if the buyer is a developer. CIL is calculated on the amount of additional floor space one creates. This means you take away the floor space that exists from the floor space that you propose and then multiply the result by £125 for each additional square metre. Agents Note: - The decision notice on Chelmsford City's Council website states the permission is granted for a development for the over 55's. The council have stated this decision notice is incorrect and have issued a letter to the architect dated 15th June 2016 whereby the planning officer for this case, Sally Rogers of CCC states:

'I confirm that the residential units permitted under this planning application may be occupied by any person of any age. Whilst the application description refers to the use of the building for over 55's, there is no restrictive occupancy condition attached to the permission. When the application was determined it was considered that there was no need to restrict the age of future residents'.

A copy of this letter is available from Church & Hawes upon request. There is no condition relating to this within the decision notice.
