Why you’ll like it:

It is surprisingly difficult in Brighton to find a house near to the sea with a south facing garden as most streets are built obliquely to the beach. The cosmopolitan feeling of the City, and Kemp Town in particular, generally means that outside space is some- what limited and one of the most charming features of this surprisingly large house is that you are able to access the equally surprisingly spacious garden from both the living room and the kitchen/diner.

A confident but sensitive design approach is evident as soon as you open the front door of this subtly painted house with a spacious hallway which features a spiral staircase, and to the right is an elegant living room which would originally have been two rooms, but which is now a lovely airy space with a contemporary Eko fireplace which has shelving on each side. Light streams into the room through the large window at the front as well as through the south facing far wall which is almost all glass, sliding open into a fabulously bright conservatory looking over the garden with doors to the steps down. The house is well thought through as it does mean that although each room is connected, and you can reach the garden and kitchen diner easily, there are still zones where the family can separate out when necessary.

You begin to realise just how broad this house actually is inside when on the left of the living room you open a door into a big shower room, useful as a back up to the main bathroom in a busy home, decorated in the colours of the sea and with good storage.

Back in the entrance hall, the spiral staircase leads down into an L shaped kitchen diner with oak flooring and plenty of honey coloured units providing ample, family friendly work surfaces. There is a laundry area at the bottom of the spiral staircase, just before you enter the kitchen with plumbing in place for a washing machine. The gas hob and oven are already integrated for you beneath an extractor. Tall sliding doors open into the fabulous garden scented by honeysuckle and passion flowers, and you can tell what a sun trap it is from the size of the fig tree! There is a storage area beneath the house and lots of space in the paved garden if you enjoy bbq’s.

Returning inside, the beach themed bathroom on the first floor also has a shower above the bath, a heated towel rail, Brighton Beach pebbles on the floor, and is conveniently next door to the quiet double bedroom at the back of the house. The master bedroom is nice and peaceful as well, looking over the cul de sac with access to the Downs at the bottom of it and also at the front is the third airy bedroom which has a permanent ladder to the attic space at the moment, which some neighbouring houses have obviously incorporated into their own houses as you can see some Velux windows in the roofs of the street.

Bear in mind

This quiet cul de sac is in a popular area tucked behind Brighton College.
