Full description

A substantial four bedroom two reception room barn conversion with adjacent studio and workshop set within a small hamlet of five houses between Keasden and Eldroth. Finished to a high standard with large garden and excellent views, viewing is advised.

This property has been substantially upgraded in recent years and is now a superb rural country home. The property has many period features such as exposed stone walls, ceiling beams and a stone fire place but there are contemporary touches including lighting, bathrooms and flooring which make this house an interesting proposition. The property is set within a small hamlet of five houses between the villages of Keasden and Eldroth but within easy reach of local amenities at Settle, Austwick or Ingleton. Occupying an elevated position there are fine views of Pen-Y-Ghent and Ingleborough and there is a large garden with vegetable patch, private parking and sun terrace alongside a good size lawn area. The property briefly comprises entrance hall leading to sitting room with dual aspect, oak flooring and wood burning stove, stairs to inner hallway providing access to cloakroom / wc, storage cupboard and dining room / ground floor study. A good size family dining kitchen with oak effect kitchen with complementary worktops and inset modern appliances including ceramic hob set beneath contemporary extractor fan, electric fan oven and integrated microwave. The dining area from the kitchen has access to the large patio via French doors. Utility room with external door and good supply of wall and base units. To the first floor there are four bedrooms, three doubles, master is en suite and open to eaves with exposed ceiling beams and access to loft storage. There are two further double bedrooms and a single room access via a short stair case. In addition there is a house bathroom with three piece suite and contemporary wall tiling. Externally across the driveway is a large studio converted from the double garage which has its own wood burning stove, oak flooring and insulated walls. There is an adjacent garden store accessed separately. This property really must be seen to be appreciated and inspection is strongly advised.

The rural hamlet of Eldroth is located within the Forest of Bowland an area of outstanding natural beauty, approximately four miles from the Dales market town of Settle which borders the Yorkshire Dales National Park and offers a varied range of amenities including a bustling market square with a 'Tuesday Market', railway station on the famous Settle to Carlisle line which also provides access to the business centres of Leeds and Bradford. To the north there is easy access to the M6 and Southern Lakes. Schools consist of primary and college together with the public school in the neighbouring village of Giggleswick. Settle also has a health centre, swimming pool, library, golf club and a wide range of recreational facilities.

From Settle take the A65 in the direction of Kendal passing the first Austwick turning continue until you reach the bunk barn opposite the second Austwick turning. Turn left and signposted Eldroth and continue up the road for approximately 1 1/2 miles to a T junction. At the T junction turn right underneath the railway bridge and continue up the hill passing the first right hand turn to Keasden. Continue for approximately 1/2 mile to a sharp 90 degree corner where the track to Desiderata is on the left hand side. A sign board is erected. Continue up the track passing the modern barn on the left hand side and the property can be found immediately on the left.
