2 bedroom apartment for saleWesley Square, London, W11
This exceptional two-bedroom duplex apartment with wonderful communal gardens and off-street parking occupies arguably the best position in Wesley Square, an award-winning private garden square in Ladbroke Grove designed by celebrated architects Sir Terry Farrell and Sir Nicholas Grimshaw in 1976. The project was completed in 1979.
Accommodation is split over two levels, and entered on the first floor. Internally the space has been meticulously designed by Holden-Morishima, a unique interior commissioned by renowned architectural model maker Richard Armiger.
The main living space is open and light, fitted with a bespoke kitchen and a beautifully designed wenge-wood wall cabinet with a secret ‘secretariat’ writing desk and adjustable shelving within. The mezzanine level is reached by a striking open-tread, steel-frame staircase. With bespoke blond Birchwood library shelving and large crawl-storage space, the mezzanine is currently configured as an office and library, but could easily be used as a second bedroom or additional living space.
The main bedroom is situated at the back of the apartment overlooking the quiet communal gardens. This too has bespoke storage and shelving.
There is cork flooring throughout the apartment, save the mezzanine, which has a solid oak floor. New Velux skylights were installed in 2015, with one located on the mezzanine (fitted with sunshade) and a second in the entry hall; the latter is ‘weather sensitive’ and will automatically close if it rains. The bathroom has Luigi Colani chrome fixtures, a vintage cast-iron bathtub with shower, and a painted raw-concrete floor.
The peaceful communal gardens won a ‘Brighter Kensington & Chelsea Gardens Award’ in 2012 and 2014 – the maintenance of the gardens is included in the service charge. Vegetable and edible-herb plots have recently been added. There is private, off-street parking for one or two cars within the Square.
Wesley Square was originally conceived as a centre for artists and creatives, and it retains that spirit to this day. It offers a very child-friendly community, with good local schools nearby including the new Kensington Aldridge Academy designed by Studio E Architects.
Wesley Square is located in the centre of Ladbroke Grove, within easy reach of the shops, restaurants and markets of Portobello Road, Golborne Road and Westbourne Grove. The Electric Cinema, The Gate Theatre and Electric House are within walking distance. The new home of The Museum of Brands, opened in March 2016, is along the road.
The Underground stations of Ladbroke Grove (Hammersmith & City Line), Holland Park (Central Line) and Notting Hill Gate (Central, Circle and District Lines) are all close at hand. There is also good road access to the M4, A4 and A40, providing quick routes to Heathrow Airport (approximately 40 minutes). Paddington Station is also nearby for the Heathrow Express, services to the west of England, and the new Crossrail (opening in 2018).
