LAND AND SOIL CLASSIFICATION:
The land is classified as Grade 1 agricultural land by the Agricultural Land Classification Map of England and Wales Sheet 123. The soil type is further described by the Soil Survey of England and Wales and being part of the "Wisbech association" which is characterised as being "deep stoneless calcareous course silty soil", suitable for the growing crops of sugar beet, potatoes, field vegetables, horticultural crops and cereals.

TENURE:
The land is currently let on a Farm Business Tenancy Agreement which is due to end on the 10th October 2016. A copy of the Farm Business Tenancy Agreement and Notice to Quit are available for inspection at the Agent´s selling office by appointment. The land is, therefore, offered with freehold tenure.

ACCESS:
Access to the land directly from both Fengate Road and Tydd Road.

Drainage Rates are payable to the Welland and Deepings Internal Drainage Board (01775 725861). The 2016/2017 Drainage Rates have been paid however the purchaser will be required to refund an apportionment of Drainage Rates from the end of the current Farm Business Tenancy Agreement for the remainder of the year.

CONTRACTS AND QUOTAS:
There are no contracts of quotas included within the sale of the land.

RIGHTS OF HOLDOVER:
The majority, if not all, of the field will be cleared by the 10th October 2016 but any temporary rights of holdover as required will be retained until crops are harvested.

BASIC FARM PAYMENT:
The land is registered on the Rural Land Register and the appropriate number of Basic Payment Entitlements are included within the sale at no further charge. The purchaser will indemnify the outgoing tenant with regard to Cross Compliance and Greening Regulations from the date of the cessation of the Farm Business Tenancy until 31st December 2016. OVERAGE:
There is to be an overage clause applied to the sale of the land. Should a purchaser or their successors gain permission or dispose of the land for any other use except agricultural, 25% of the increase in value is to be payable to the sellers or their successors. Such clause is to be valid for 30 years.
