St Mawes
This enchanting south facing harbour village is found on the eastern side of the Fal Estuary, in an Area of Outstanding Natural Beauty, with much of its surroundings owned by the National Trust. The village is centred round its quaint harbour, its own beaches and Castle. It has a good wide range of amenities, which are open all year, including butchers, bakers, convenience store, post office / newsagent, doctors, hairdressers, dentist, pharmacy, village hall, church, delicatessen and clothing shops including Fat Face. The village also has two public houses, and an excellent range of cafes, restaurants, art galleries, gift and ice cream shops. St Mawes has long been one of the West Country's more desirable and exclusive destinations, with Olga Polizzi's Hotel Tresanton and the recently re-modelled Idle Rocks Hotel both luring the rich and famous. The village has superbly varied and accessible sailing waters and an active sailing club with a full programme of village...

Brief History
According to our clients, The Mount was originally built in 1846 and owned by the Duke Of Buckingham. The property was extended, we believe, in the late 1950's to early 1960's to the layout as seen today, with the two storey 3 bedroom Little Mount and the large garage / workshop to the rear. The rear of Little Mount used to be a doctors waiting area with the dining area of the main house being the doctors office. One of H Tiddy's current employees parents-in-law used to live in the garage, which was divided into a kitchen / sitting room & bathroom.

The Current Accommodation
A pedestrian path leads off Gibraltar Terrace to the front sun terrace and enclosed garden giving access to both The Mount and Little Mount. The Mount has a long reception hall with an ornate arch and attractive staircase. Doorways lead to the living room, dining room and rear lobby. The large open plan living room has an attractive open fireplace with surround and slate hearth. As with the dining room there are picture windows to the southerly aspect that enjoy the amazing views. The kitchen has double doors on parliament hinges that open out on to the dining room. The rear lobby has dual access to the rear garden / courtyards as well as having a wc, utility and side porch to a boiler room. A door from the living room connects to the reception hall of Little Mount that has 3 bedrooms, wc, kitchen, bathroom and a sitting room arranged over two floors. The first floor of the main house has a galleried landing with doorways leading to the shower room & the 4 bedrooms. ...

The Proposed Accommodation
The plans produced by local architects CAD incorporate the accommodation in Little Mount and the rear garage to connect and flow to provide comfortable, spacious, contemporary family and annexed accommodation yet retain the overall Victorian external appearances as well as extend the ridge line allowing a pitched roof over the flat roof of Little Mount. Upon entering the main entrance an open plan dining family room flows on to a kitchen. The current large sitting room is divided back into two rooms to provide formal and informal living rooms, the rear one connecting to a ground floor self-contained flat ideal for au pair, overflow teenager or guest suite. This comprises day / sitting room, bedroom and shower room. In the main house the hallway has doors leading to a rear hall, a shower room and utility room. To the courtyards is a plant store and recycling and bin stores. On the first floor is a mezzanine leading to a good sized family bathroom, serving two out of the...
