A handsome Victorian country house in an exceptional yet accessible rural location with gardens down to the River Kennet.

Barton Holt is located about 65 miles from central London, in a wonderful riverside setting just outside the village of Kintbury. It is privately situated within mature gardens and the surrounding countryside is renowned for its beauty and sits within the North Wessex Downs Area of Outstanding Natural Beauty.

Kintbury is a delightful village with a range of local amenities including a village store and post office, a butcher, bakers and a doctor's surgery. In addition, the village has three public houses including the excellent Dundas Arms and a primary school. A wider range of amenities including supermarkets and leisure facilities can be found in either Hungerford or Newbury, both of which are attractive market towns.

There are a number of well regarded private schools in the area including Cheam, Horris Hill, Brockhurst and Marlston Schools, Thorngrove, St Gabriel's, Pinewood, Downe House, Marlborough and Bradfield.

Sporting and recreational pursuits include racing at Newbury, the Watermill Theatre and hunting with the Vine and Craven. The Ridgeway and Berkshire Downs offer beautiful walks and riding with many racing yards in the area.

Kintbury has a railway station with direct trains to London Paddington from 63 minutes, or there is a more frequent service from Newbury from 52 minutes. The M4 and A34 are 4 miles away, allowing excellent road access to London and Heathrow Airport to the east, Bath and Bristol to the west, Oxford, the Midlands and the South Coast.

Barton Holt is a handsome and imposing Victorian country house believed to date from 1865. Built in a Gothic style, it has wonderful high ceilings, tall windows, working shutters and decorative cornicing typical of the period. It is an impressive yet manageable house offering a good balance of informal living and formal entertaining space, ideal for a family. The house is not listed and is complemented by a converted coach house, which provides additional accommodation and an exceptional indoor swimming pool complex.

Square Footage: 5,009 sq ft

Follow the A4 for about 4 miles, before taking the left hand turn onto Station Road, signposted Kintbury.
