top potential | guide price £200,000 - £220,000

For a first time buyer, this one bedroom flat is the perfect opportunity to get a foot on the ladder in a fabulous city location. It has a generous bedroom, and a open plan kitchen and living room, and it resides on the top floor of a tall, late Victorian terrace with ornate architectural mouldings, which is also just a ten minute walk from Brighton Station and the city centre. Although this flat has everything you would need to move straight in, there is still much you could do to modernise and add value. This would also be a great holiday let as it is brilliantly located to explore everything the city has to offer.

In brief:

Style: Top floor flat in a Victorian terrace

Bedrooms: 1 double

Living rooms: 1 open plan with kitchen

Location: Brunswick Town Conservation Area

Parking: Residents Permit Zone M

Why you’ll like it:

These glorious Victorian terraces were built in the 1890s, and while many were uniformly creamy white like their Regency neighbours, this one stands out in pale ochre with contrasting black sash windows to mirror the grand front door and the decorative iron railings. Many of these grand buildings have been converted into apartments, which are still hugely sought after; not only are the sea and Hove lawns just a short stroll down the hill, but there’s a plethora of cosmopolitan shops and restaurants of at the bottom of the road.

This flat sits atop the townhouse, where after a short climb past beautiful stained glass windows, you come to a small landing shared by one other. Your door opens straight into the generous open plan living room and kitchen, and the majority of this room has fawn carpet, apart from around the kitchenette which has practical vinyl. The kitchenette forms an L shape along the left wall and ahead, and has beech units which are topped with a dark granite effect work surface. Below this there is space and plumbing for a washing machine, and also an under counter fridge. The oven and hob are electric and in white, and these are integrated. A tall, west facing sash window makes the room very light, and this looks out to the attractive flint church opposite. There's space in the living area for a small table and chairs as well as a sofa, and there’s a useful built in cupboard for coats and shoes to keep the space clutter free.

The spacious double bedroom is next door, and this is also carpeted, with magnolia walls, and a period fireplace with a white surround and a cast iron insert. There is ample room in here for a large double bed as well as freestanding wardrobes, and this too has a westerly orientation meaning that the room is shed with a lovely warm light in the afternoons. The shower room is en suite, and this is on trend with white brick tiles around the shower cubicle.

While this flat is not huge, it does have lots going for it, and it doesn’t feel cramped due to it’s high ceilings and large windows. The potential is there to add value without spending the earth, so this could be a very popular purchase for a developer.

Bear in mind:

Unfortunately the building doesn't have a lift, and there are a few flights of stairs to be climbed, but once inside it is very peaceful; away from the hustle and bustle of the city.
